/ <br />? ,. <br />questioned Dr. Musser's business. Dr. Musser indicated that he is a podiatrist with a current <br />practice in Cleveland. He indicated that there is a local,doctor who will be retiring and Dr. <br />Musser would assume his practice. Dr. Musser indicated it would be a one-physician office. <br />Mr. Spalding questioned if the rear of the property would be maintained as it is presently. Dr. <br />Musser replied "yes." Mr. Allan questioned what would happen to the garage. Dr. Musser <br />indicated the garage would be used for parking for himself and his assistant. Mr. Hreha <br />questioned the number of employees. Dr. Musser indicated there would be only himself and <br />his assistant. At 7:45pm, Mr. Tallon arrived. Mr. Asseff questioned how many patients a day <br />were anticipated and what are the working hours to be. Mr. Musser indicated 15-20 patients, <br />with the hours of 9-5 p.m. maybe later for working people and every other Saturday. Mr. <br />Koeth questioned if Dr. Musser qualifies for parking. Mr. Conway indicated the site needs <br />five parking spots per doctor, per code. Mr. Spalding questioned if anyone would be living in <br />the house outside of office hours. Dr. Musser replied "no." Mr. Koeth questioned if there <br />would be plans for reconstruction within the building. Dr. Musser indicated that there are no <br />major structural plans in design or discussed. He indicated that the bathtub would need to be <br />removed in order to make the bathroom as handicap accessible as possible. Mr. Conway <br />indicated there would be a proposed wheel chair ramp in the front of the parking lot. Mr. <br />Conway indicated that there really is not too much that can be done to the building. Mr. <br />Koeth questioned if there were any comments from the Board or the audience. Mr. Hoffman, <br />a neighbor, came forward. He indicated that his property abuts the doctor's property. His <br />concern is for construction that would create a drainage problem. Mr. Hoffman indicated <br />there is a drainage problem because of the Chamber of Commerce having the parking lot in <br />the rear of the property. He indicated that his yard gets flooded whenever it rains hard. Mr. <br />Koeth questioned if Mr. Hoffman had seen the site plan. Mr. Hoffman replied "no." Mr. <br />Koeth indicated that there will be no construction in the rear and it shouldn't create a problem. <br />Mr. Koeth suggested to Mr. Hoffman calling the Chamber of Commerce to resolve the <br />drainage issue. Mr. Koeth added that everything that is to be added would be north of the <br />house. No further comments were made. <br />B. Koeth motioned to recommend to Board of Zoning Appeals to approve the variances of <br />Stephen Musser of 25043 Lorain Rd. the proposal which consists of converting a single family <br />home into a medical office. The motion was seconded by T. Hreha and unanimously <br />approved. Motion carried. NOTE: At this time the Clerk announced that Stephen Musser <br />was to attend the Board of Zoning Appeals meeting held on June 7, 2000 at 7:30pm. <br />2. Duke-Weeks RealitxLocation is south side of AL Moen Drive PP# 236-11-009,011,018 & <br />236-12-010: Proposal consists of erecting a building on the front southwest side of 1Vloen <br />Drive. <br />Mr. Tallon called all interested parties forward to review the proposal. Mr. Hall, from Duke- <br />Weeks Realty, came forward to review the proposal. Mr. Hall submitted new site plans to the <br />Board members and the Clerk. He reviewed that over the course of ineeting with Mr. <br />Conway, there have been a few minor revisions. Mr. Hall reviewed the location of the new <br />building stating it will be a three-story building, 73700 square feet. He indicated that there are <br />no variances that would be requested. Mr. Hall indicated that traffic circulation is strictly off <br />of Al Moen Drive and would line up with the parking facilities of the Moen building. Traffic <br />2
