Zoning is C-Residence, single entirety and <br />the proposal conform to requirements of the Zoning Code for lot frontage and area. <br />Chairman Tallon called all interested parties forward to review the request. NIr. Tallon again <br />questioned if anyone was present to review the requested lot split. As no one came forward to <br />question or review the request no further comments were made. <br />R. Tallon motioned to approve Andrew & Edith Dora's, lot split and assembly plat, which <br />consists of combining and re-ali?ning permanent parcel numbers 236-03-030, 236-03-031, and <br />236-03-032 into two parcels. Location is the East Side of Bailey Road south of Lorain Road. <br />Zoning is C-Residence, single entirety and the proposal conform to requirements of the Zoning <br />Code for lot frontage and area. The motion was seconded by R. Koeth and unanimously <br />approved. Motaon Carried. <br />2. W& Z Properties, LTD., lot split and assemblX plat: The proposal is to combine and re-align <br />permanent parcel numbers 236-12-010 on the north west side 236-11-009, 236-11-01 l, and 236- <br />11-018 on the south west side into two parcels. Location is the south side of Al Moen Drive and <br />west of Great Northern Blvd. Zoning is A-Residential, and the proposal conforms to <br />requirements of the Zoning Code for lot frontage and area. <br />Chairman Tallon called all interested parties forward and reviewed the request. Mr. France, <br />representing W& Z Properties came forward to review the request. Mr. France indicated that the <br />property on the south side of A1 Moen Drive is currently 11.7 acres and the proposed plat will <br />split the parcel into a 5 acre and 6.7 acre parcel. Tlien consolidate the 5-acre parcel with the <br />existing 11.7-acre parcel located on the north side of A1 Moen Drive. A1 Moen has expressed an <br />interest in purchasing the parcel to preserve their right to expand in the future. In the coarse of <br />the plat being drawn up it was noticed that the drive was never given an easement for the lift <br />station that is located at the end of the cul-de-sac. Mr. France indicated-that the easement issue <br />would also need to be corrected. There is a sarutary easement, which will be. located at the <br />southwest end of the cul-de-sac. He would like the easements reviewed with the plat. Mr. Tallon <br />questioned if the Planning Cominission could approve the easements with the plat. Mr. Dubelko <br />indicated that the Planning Commission could grant the lot split, but Council would need to <br />address the easements. Mr. France questioned if the easement issue would have to go before <br />Council separately from the lot consolidation. Mr. Dubelko answered "yes" and suggested that if <br />the applicant did not have legal documents for the easements drawn up yet, he should do so <br />before the proposal goes before Council. <br />R. Tallon motioned to approve W& Z Properties, LTD., their lot split and assembly plat that <br />consists of combining and re-aligning permanent parcel numbers 236-12-010 on the North west <br />side 236-11-009, 236-11-011, and 236-11-018 on the South west side into two parcels. Location <br />is the south side of Al Moen Drive and west of Great Northern Blvd. Zoning is A-Residential, <br />and the proposal conforms to requirements of the Zoning Code for lot frontage and area. The <br />motion was seconded by T. Hreha and unanimously approved. 1dIotion Carried. <br />Note: At this point in the meeting Mr. Spalding arrived, 7:50 PM. <br />2
