renovated buildings are brick. Mr. Zergott commented that the dumpsters are all enclosed. He <br />then questioned if there would be no dumpster for the front building. Mr. Suhayda replied they'd <br />share the rear duinpsters. Mr. Yager commented that he needs more information on the lighting <br />scheme of the parking lot because it is the key towards the whole effectiveness and the <br />comments to respectfully understand and react to Planning Commissions and Board of Zoning <br />and Developments requests of how to the Architectural Review Board will this look. He then <br />brought up the recommended mound, which is the biggest mound he's ever seen. Mr. Zergott <br />questioned if they were asked to put a fence on top of the mound. Mr. Rymarczyk commented <br />that Planning Commission recommended that but it is still kind of up in the air. Mr. Halleen <br />commented that if the put the evergreens on top of it residents won't be able to see through it <br />anyway because they are green all year. Mr. Yager commented that this board clearly <br />encourages landscaping and mounding more so than fencing, block walls, and other techniques. <br />Mr. Zergott commented that as far as landscaping goes he can see where they were coming from <br />as far as wanting both fence and landscaping. He would rather just see landscaping, the problem <br />that they have is where Mr. Halleen mentioned no one would see the fence anyway because of <br />the pines, there are not enough pines there to create that image. That could be accomplished in a <br />few years if the landscape architect puts them in 10 to 15 foot centers. Keep them stagaered <br />because a straight line will not work. He could get a little more original and get something with <br />more seasonal aspects in it like burning bush could be worked in for £all color. Keep the mix of <br />the crab apples in the mounded area and that would be a nice buffering for the rear neighbors. It <br />would be nice to see some of the things he used on the front of the building be repeated on the <br />mound. Mr. Zergott then commented that he would like to see more landscaping placed along <br />the south west corner of the lot along Dewey Rd. Thereby placing a buffering between the <br />existing service garage and the new appearance of the site. The front landscaping is fine. Mr. <br />Rymarczyk commented that they would need a special permit to add to a nonconforming <br />building for the canopy on the All Tune and Lube. Mr. Kula suggested a canopy not be put in <br />place to not have to get a variance. ' Mr. Yager strongly suggested they keep the canopy where it <br />is and then strongly recommended that the Board of Zoning Appeals grant the variance for it. <br />Mr. Yager questioned if they needed to address the rezoning issue. Mr. Rymarczyk replied no. <br />M. Yager motioned to approve Halleen KIA; 27746 Lorain Rd as presented with the following <br />comments. 1) A materials list is to be subinitted. 2) The out buildings are renovated in such a <br />way as to inatch the color, character and Iook of the new building. 3) A revised landscaping <br />plan be submitted and review by B. Zergott. 4) The lighting design be submitted and reviewed <br />by M. Yager. Item numbers 3 and 4 can be done administratively and do not need to have the <br />board return to a meeting to review them. B. Zergott seconded the motion and was unanimously <br />approved. Motion Carried. <br />V. NEW BUSINESS: No Item. <br />VI. ADJOURNMENT: <br />Chairman, Zergott adjourned the meeting at 7:30pm. <br />111?
