rr ' <br />? evergreens or anything behind their building. He then suggested putting in evergreens to make <br />the view from the patio area more pleasing to the eye. There needs to be two different levels of <br />shrubbery. He then suggested blue angels or blue princess china. Mr. Yager commented that <br />this building is also non-descript but in this particular situation it is alright because the <br />surrounding buildings are kind of plain also. He indicated that he thought that well lights would <br />work nicely in front of the building. Mr. Zergott recommended they use a low wattage well <br />light, but make sure the Iights drain well because there are a lot of burn out problems with the <br />lower wattage lights. Mr. Yager indicated that he liked the screen wall extension. Mr. Zergott <br />inentioned that if the landscape architect wants suggestions his line is always there and to just <br />give him a call. B. Zergott motioned to approve Developers Diversified (Home Depot) New Building (Next to <br />Tony Roma's): PP# 235-27-009, architectural plan as presented with the following comments. 1) <br />Revised landscape plans that include evergreens. 2) Proportion the archways. 3) Lighting in <br />between buildings to shadow archways and trees for aesthetic purposes. The motion was <br />seconded by M. Yager and unanimously approved. Motion Carraed. <br />3. Halleen KIA: 27746 Lorain Rd. <br />Proposal consists of the demolition of 2 existing buildings and the construction of a new car sales <br />building. Note: Planning Commission tabled this proposal May 23, 2000 and on June 27, 2000, <br />Planning Commission forwarded the proposal to the Board of Zoning Appeals with a <br />recommendation to deny the variances requested. The Board of Zoning Appeals granted Halleen <br />KIA their variance requests on July 6, 2000. Planning Commission reviewed this proposal aaain <br />at their 9/12/00 meeting. <br />Note: Review of this proposal is at the request of the Board of Zoning and Development. <br />Mr. Zergott called all interested parties forward to review the proposal. Mr. Steve Suhayda, the <br />architect from C. A. McGettrick, Carl Halleen, the owner, and Ron Kula came forward. Mr. <br />Suhayda commented it was determined that this proposal is not located in the historical district. <br />Two buildings are to be deinolished, two buildings are to be renovated, and there is one <br />proposed new building. The new building will be the main showroom building. The Board of <br />Zoning and Development wants them to install a six-foot earth mound to shield the lot from the <br />neighbors. They want 8-foot tall evergreens on top of that. They have lowered the light poles <br />and the light wattage. Mr. Yager questioned if the lights being used are shielded lights. Mr. <br />Suhayda replied yes, they are shielded metal halide lights. The new showroom will be Indian red <br />all fu11 brick. It will have a pre weather gray galvalume roof. Mr. Zergott questioned if they <br />have any air conditioning units. Mr. Suhayda commented that they would like to go with a type <br />of residential heating/cooling furnace inside the mechanical room and just have a pad mount <br />condenser outside. Mr. Yager coinmented that the building in the front is a nice support for that <br />area. It is a nice looking building, it is simple, and the materials are elegant. Mr. Suhayda <br />commented that there is stone and coping at the base of the columns shown on the front building. <br />The building itself will be 21 feet high. Mr. Yager recommended giving more life to the side <br />elevations. Mr. Yager again commented that he liked the front building and moved on to the out <br />buildings. He noticed they were painted yellow in the3 pictures. He strongly recommended <br />painting them a darker color to match the new brick building. He also commented that they <br />usually would not like the painting of the two rear buildings but in this case he thinks it is the <br />way to go because they are shops where cars get worked on. The darker color paint will also <br />help hide the dirt or exhaust from the cars. As for the A& K Tire building all they're doing is <br />adding a couple of accent lights, changing the sign from internal to individual letters, and trying <br />to clean it up a little bit by putting the Goodyear and Kelly in one spot. Clearly this is a campus <br />and they should follow the scheme of their newest building so people get the perception that the <br />3
