Yager seconded the motion and was unanimously approved. <br />IVlotion Carried. <br />Mr. Zergott commented that the second part of this proposal is the smaller, front building <br />proposed on Lorain Rd. Mr. Ports indicated that they added two lights to the building. The <br />awnings will be fabric and will not be illuminated. Mr. Yager questioned if they have found a <br />tenant for the building yet. Mr. Elbin replied that they still have no tenant for the building. He <br />then indicated that they have not done anything to the architecture of the building because <br />keeping it siinple will be better. They didn't want to take away from the buildings behind this <br />one. Mr. Yager replied that they were asked to make some kind of architectural changes to make <br />the building more dynamic. He then indicated that Babies R Us is 500 feet behind it and the <br />front building is not going to take away from the buildings behind it. Mr. Elbin questioned what <br />the board was asking them to do to the building. Mr. Yager commented that he is not the <br />architect and he is sure that Mr. Ports could come up with something to make the building nicer. <br />He then questioned why the developer would want a building that is so plain when Developers <br />Diversified does some great work in other cities. Mr. Elbin replied that the columns in the front <br />of the building are similar to a building they just did in Westlake. Mr. Zergott recommended <br />building up the cornice or something to help the appearance. He wants to see something other <br />than a box there. At this time Mr. Yager read from the Architectural Review Board minutes <br />dated September 20, 2000. He was indicating that the board had asked them to do something to <br />this front building to make it more dynamic. Mr. Yager suggested that he was tremendously <br />disappointed with this building as their end result. He was not saying it is bad, it's just so <br />ordinary. It has a cornice, nice lights, fabric awning, and it is all masonry; so in that regard it is <br />not so bad. W. Zergott again suggested building up the cornice to make it more decorative. <br />Where the building sits it will really stand out, and he was hoping they do something more <br />architecturally because right now it looks like a plain box. Mr. Zergott questioned if they know <br />when they are going to build this. Mr. Elbin replied probably not until sometime next spring. <br />M. Yager motioned to table Developers Diversified (Babies R Us); 26520 Lorain Rd. new front <br />building until the next regularly scheduled meeting. B. Zergott seconded the motion and was <br />unanimously approved. Proposal 'I'ableci. <br />2. Developers Diversified (Home Depot) New Building (Next to Tonv Roma's)' PP# 235-27-009• <br />A new 5,400 square foot building with parking and landscaping (next to Tony Roma's). Note: <br />Variances will be required. Note: Planning Commission reviewed this proposal at their 9/26/00 <br />meeting. <br />Mr. Ports, the architect, and Mr. Elbin, with Developers Diversified were present to review this <br />proposal also. Mr. Ports indicated that this proposed building is adjacent to the Tony Roma's and <br />Chuckie Cheese building. They tried to match the height of the Tony Roma's building. It is an <br />aIl buff masonry building. The masonry is dark red brick. At this time Mr. Ports showed <br />samples of the masonry. Mr. Zergott questioned if they filled out a product sheet. Mr. Ports <br />replied yes. There are red awnings with E.F.I.S is behind them. The signs will be red. Mr. <br />Yager questioned if the awnings on the Chuckie Cheese and Tony Roma's building are metal or <br />fabric. Mr. Ports replied they are fabric. The idea was to match the surrounding buildings. The <br />Tony Roma's/Chuckie Cheese building is E.F.I.S. whereas the new building will be brick. Mr. <br />Yager suggested carrying over the archways to proportion them out a little more. Mr. Zergott <br />questioned which side of the building would face the Tony Roma's patio area. Mr. Ports <br />indicated the west elevation would face the courtyard. Mr. Zergott questioned if the people <br />eating out there will be looking at the blank wall. Mr. Ports indicated yes. Mr. Zergott <br />commented that people will need a view out the dining area windows and Tony Roma's has no <br />2
