There will be no neon lights used to frame the building. 5). <br />The masonry bricks that are used will be full set not thin set. 6). The north sign that will face <br />Brookpark Road should be allowed to have the letters B& S be no larger than 4 feet high and 2- <br />foot letters in between. 7). The cloverleaf over the takeout door should be allowed as well as the <br />main entrance sign. 8). The proposed Bennigan's sign on the south side of the building is to be <br />removed. 9). There is to be no thin set brick used on the building. The motion was seconded by <br />Liggett and unanimously approved. Motion Carrieci. <br />2. Developers Diversified Rea1ty (Babies R US); 26520 Lorain Rd. <br />Proposal consists of adding an additiona14,500 square foot addition to the existing Babies R Us <br />14,639 square foot building as well as parking and landscaping. Note: Planning Commission <br />reviewed this proposal at their 9/12/00 meeting. <br />Chairman Zergott called all interested paaties forward to review the proposal. Mr. Elbin, the <br />Project Manager and Mr. Ports, the architect came forward. Mr. Ports suggested that there <br />would be new landscaping along the residential property lines. There will be taxus and <br />viburnum, along the front of the building. The materials and colors used will match the existing <br />Babies R Us. There will be landscaping on the driveway islands i.e. red maple trees with <br />perennials and the landscaping will be the same along the east side entrance abutting the gas <br />station. Along the west entrance from Lorain Road, there will be grass, three (3) red maple trees <br />and the same will be placed in front of the new building. The Ground sign needs to be moved <br />and there will be a closed in loading area in the back of new building. The parking layout will be <br />reworked and all the islands will include landscaping. The existing fence will be replaced at the <br />request of the Planning Commission. Mr. Elbin suggested that the Planning Commission wanted <br />an entirely new fence, but the owners are concerned about the existing landscaping being <br />damaged. Mr. Yager questioned who maintained the area. Mr. Elbin suggested the homeowners <br />currently maintained their sides of the fence. Mr. Zergott indicated that he would like the <br />forester to look at the site and offer suggestions regarding fixing the fence or replacing the fence. <br />He questioned what affect the addition would have on the drainage system. Mr. Elbin suggested <br />that he was not sure, but believed that since it was currently all asphalt the addition would only <br />help the drainage. Mr. Zergott instructed the owners to place the nice side of the new board on <br />board fence on the neighbor's side, if the forester requires it be replaced. Mr. Yager thought the <br />existing fence was fine the owners just need to keep up the maintenance of the fence. Mr. Elbin <br />believes that the fence is stable for the most part. Mr. Zergott required a better landscaping plan, <br />as the islands need more plants. Mr. Ports indicated that the new addition to the existing Babies <br />R Us would be the same height: There will be elements placed between the two tenants to help <br />the buildings appear to be independent. The spandrel glass, brick and canopy will match the <br />existing building, but the canopy will be a different color. The outer building will be 22-feet <br />high, the cornice will be a masonry combination of dark red and light red to match the existing <br />buildings metal canvas. As the building will be brick, it will hold up to the winter weather. <br />There will be tenant signage and glass windows along the Lorain Road entrance. 1VIr. Zergott <br />questioned if the dumpster area would be brick. NIr. Ports suggested that it would be split face <br />block. Miss Schulz questioned the material to be used for the retaining wall. Mr. Ports <br />commented that the retaining wall would be a 5-foot high split-face block. Mr. Yager questioned <br />if it would be a drive service area. Mr. Elbin suggested that it would be a walk only area. W. <br />Zergott suggested landscaping the area instead of using a retaining wall. Mr. Yager questioned <br />who owned the parcel to the west of the site. If there was room between the bank and the <br />proposed building, the applicants could use landscaping. Mr. Elbin believed it would depend on <br />the final elevations. Mr. Yager suggested using a mixture of brick-face and landscaping for a <br />better appearance from the street. The pole lights for the entrance drive are to be metal halide. <br />3
