Mr. <br />Rymarczyk informed the board members that Sears owned the property, which would house <br />Bennigan's restaurant, not the mall. Mr. Zergott would like to see Sears plant 4-inch caliber <br />trees. He would like the city forester to look at the site and indicate what type of trees should be <br />used. He would also like his opinion as to whether or not there should be trees planted all along <br />the north side of the site as well as the east side. Mr. Yager commented that he like Bennigan's <br />restaurant. He questioned if the bronze canopy would age and discolor. Mr. Ames suggested <br />that the bronze would not change it will remain the same as it is specially treated to not. age. <br />Yager questioned the screening material that would be used to screen the roof top units. Mr. <br />Ames indicated that there would be pre finished metal panels used. Mr. Yager inquired about the <br />lighting that would be used. Mr. Ames indicated that there would be nine (9) 10-foot pole lights <br />with 400-watt bulbs. There will be three (3) lot lights located along the front east entrance of the <br />building. Bennigan's wants a worm homey type look that is welcoming. There will be wash <br />lights fixed to the top edge of the awnings for shadow effect. Mr. Yager questioned if there was <br />neon lights used on the building other than the sign. Mr. Ames indicated that there is a neon <br />accent band along the tops of the building. Mr. Yager felt that the neon lights trimming the <br />building was not needed. The soft lights above the canopy are enough. Mr. Ames suggested that <br />the neon trim accented the colors on the building. Mr. Yager believed that the fixed lights on the <br />canopy could achieve the same effect therefore, he strongly suggests eliminating the neon light <br />trimming. Mr. Zergott questioned if the trim color was the same as the neon lights. Mr. Ames <br />respectfully disagreed with the board members, as he felt the neon lights gave the building a soft <br />glow. Mr. Zergott inquired as to what the colors were on the cloth canopies. Mr. Ames <br />indicated that the colors would be green, white, and orange. Mr. Yager questioned how many <br />wall signs would be on the building. Mr. Ames suggested that was up to the city. The corporate <br />logo will be above the main entrance. We would like the board's opinion about having a small <br />sign over the takeout door and a wall sign on the north side of the building. Mr. Yager liked the <br />main entrance sign as well as the cloverleaf over the takeout door. The board agreed that a wall <br />sign was needed on the north wall, but not the south wall as the main visibility is on the north <br />and east side of the building. Mr. Yager thought the verbiage (Grill & Tavern) was not needed <br />on the north wall. Mr. A.mes suggested that the verbiage was a Bennigan's logo. Mr. Yager <br />indicated that the board liked the takeout sign, but they do not believe that there are two logos. <br />He questioned 1VIr. Rymarczyk about what the board could suggest regarding signs. Mr. <br />Rymaxczyk indicated that the board could not regulate verbiage they can only regulate size <br />requirements. Miss. Schulz believed that the reason the variance is needed was due to the size of <br />the first and last letters of Bennigan's. Therefore, she does not have a problem with the sign or <br />recommending the variance be granted. Mr. Zergott requested that additional landscaping be <br />placed around the dumpster area. Mr. Zergott questioned if the landscaper was based in <br />Kentucky. Mr. Ames answered "yes". Mr. Zergott cominented that the taxus bushes would not <br />work in this clement. The landscaper should look at using taxus wardi and Siberian cypress to <br />replace them. The suggested crab apple should be 2-inch maple or red maple 2'/z to 3 inch thick. <br />Trees can be red sunset maple or October glory maple and placed around the border of the site. <br />He believes Sears should be the one to place the trees around the site. He questioned how high <br />the window ledges would be, as spirea will grow to about 5 feet. It would be better to use gold <br />mound or little prince's spirea. The dumpster area has low plants, add a few pines or blue spruce <br />to soften the area. Mr. Ames indicated that he would accept all of the Architectural Review <br />Board recommendations and use them. <br />M. Yager motioned to approve Bennigans Restaurant Bar & Grill of 4824 Crreat Northern Blvd. <br />their proposal which consists of construction of a new Bennigans Restaurant.
