\
wanted to amend their original estiinate of 16 ft. 3 inches, to 16 ft. 11 inches. They presented a paper
stating that all the neighbors were O.K. with the change in height. Mr. Kremzar indicated that the new
variance they are looking for is 1 ft. 11 inches. Mr. Ressel commented that they have a long span and a
little higher pitch would allow for better drainage in the winter because of the long span there was
concern about the weight of the snow. The board had no further questions. Mr. Maloney called for a
motion.
W. Kremzar motioned to grant David Ressel of 30374 Bradley Rd. his request for variance 1123.12 as
ammended. Which consists of height of garage accessory structure and that the following variance be
granted:
1) A 1 ft. 11 inch variance for accessory structure height (code permits 15 ft., applicant shows 16 ft. 11
inches), section (1135.02 D-3).
Which is in violation of Ord. 90-125 section, 1135.02 D-3. The motion was seconded by J. Maloney and
unanimously approved. Variance Granted 9/6/01.
12. Panera Bread; 26086 Great Northern Shoppina Center
Request for variance (1123.12). The proposal consists of a sign package.
The following variances are requested:
1) A variance for two additional wall signs (#1 and 92) (code permits l, applicant shows 3), section
(1163.27 A).
2) A 120 sq. ft. variance of excessive signage allowable for this building (code permits 55 sq. ft.,
applicant shows 175 sq. ft.), section (1163.24 B).
Which is in violation of Ord. 90-125 section, 1163.27 A and 1163.24 B.
Note; The south elevation wall sign (22' x 2' 6" = 55 sq. ft.) is a conformina sign and has already been
approved and is going to be called "existina" even though it has not yet been installed. Building frontage
is 55', wall #1 east elevation is 18' 4" x 2' = 37.5 sq. ft., wall 92 north elevation is 27' 6" x 3' = 82.5 sq. ft.
Does not include window signs as graphics & details not submitted.
Chainnan Maloney called all interested parties forward to review the request. The oath was administered
to George Harden, with signs by CUeorge and Sons, who came forward to represent Panera Bread. Mr.
Conway indicated that the City was never provided with any information on the window signs. He
questioned if the window signs were part of Mr. Hardens contract. Mr. Harden replied yes, he is pretty
sure it is. Mr. Conway wanted to note that as the board is looking at variances that they're going to end
up with several window signs that are not reflected on this total square footage. Mr. Kremzar questioned
if they would have to come in for the window signs at a later date. IVV-. Conway indicated that the board
should grant thein a variance on the condition that they don't put the window signs in. Mr. Maloney
suggested that he had a problem with the three different size signs on the three different sides of the
building. He can't understand why the east sign and the north sign can not be the same size. The north
sign is much too excessive. If they could put the east sign in the front to bring it down in size then he
could see letting it ao. Mr. Harden indicated that they would agree to that because they are going to
have to if they want a sign up there. Mr. Kelly questioned what the reduction would be. Mr. Maloney
indicated that they would go from 120 sq. ft. variance down to 75 sq. ft., so it eliminates 45 sq. ft. Mr.
Harden questioned if it would be the size of the sign on the front. Mr. Maloney corrected him and told
him the east side sign is to be 37.5 sq. ft. The north sign should be changed to 18 ft. by 2 ft. which is the
size of the east sign. Mr. Maloney questioned if the board had any further comments. They did not.
J. Maloney motioned to grant Panera Bread of 26086 Crreat Northern Shopping Center their request for
variance 1123.12 as amended. Which consists of a sign package and that the following variances are
granted:
6
