Mr. <br />Conway indicated that the Building Department got a call from their attorney today about the signs, and <br />they're about ready to send it over to the Prosecutor as nobody responded to them. It's his understanding <br />that they intend to keep the one sian in front of the building and get rid of the smaller sign. Mr. Dixon <br />replied yes, they would like to either put a new sign in that location, they are not sure if they are going to <br />use the same foundation or not. T'hat was the first he was aware of this. Mr. Arellano suggested that he <br />thought they needed to take the panels down. Mr. Conway replied that he would rather see the panels <br />stay on instead of exposing the wires and tubing for safety purposes. So, put the panels back in and take <br />the sign down or what he like to see is get something back to this board for a variance so he doesn't have <br />to send this on to the Law Department for action. 50, if you can make you're mind up in the next couple <br />weeks, we might be able to get you back here next month. Mr. Gareau questioned if they were going to <br />replace the sign. Mr. Conway replied that's the problem, they are not sure yet. Mr. Gareau indicated that <br />he would rather see the sign replaced. Mr. Arellano commented that they were planning on doing that <br />and redesigning it, so they won't even be using the frame. Mr. Conway suggested just taking it down and <br />getting the wiring out of it so somebody doesn't get hurt. Mr. Arellano replied O.K. Mr. Maloney called <br />for a motion. <br />T. Koberna motioned to grant El Rodeo Mexican Restaurant of 23135 Lorain Rd. their request for <br />variance (1123.12). Which consists of adding to and revamping existing structure and the following <br />variances be granted: <br />1) A special permit to add to a non-conforming building (1165.02). <br />2) A 71 ft. variance for front yard setback (code requires 75 ft., applicant shows 4 ft.), section <br />(1139.07). <br />3) A 42 ft. variance for side yard setback (code requires 50 ft., applicant shows 8 ft.), section (1139.07). <br />4) A 12 car parking variance for number of car parking (code requires 84 spaces, applicant shows 72 <br />spaces). <br />N4TE: Item #4 above includes 12 car parking for the patio area, which is to be used seasonally. Which <br />is in violation of Ord. 90-125 section, 1165.02, and 1139.07. The motion was seconded by J. Konold <br />and unanimously approved. Varianees Granted 6/7/01. <br />10. Wellington Place; 4800 Clague Rdo <br />Request for variance (1123.12). The proposal consists of a mobile trailer sales office. <br />The following variance is requested: <br />1} A special permit for temporary sales office. <br />Which is in violation of Ord. 90-125 section, 1123.06 A. <br />Chairman Maloney called all interested parties forward to review the request. The oath was administered <br />to Rick Meserini, Wellington Place Director, John O'Neill, Wellington Place Manager, Linn Nicola, a <br />_ resident from 4832 Clague Rd., Scott Mingus, a resident from 4822 Clague Rd., and George Wasmar, a <br />resident from 23347 Mastick Rd. Mr. Maloney indicated that they wanted to put up a sales trailer from <br />May 7 through August 31, 2001. Mr. ONeill commented that the site plan shows the location of the <br />sales trailer. It is located in the north west corner. Mr. Ivlaloney questioned if it was to be only a <br />temporary trailer. Mr. O'Neill replied correct. The manager is in there to take care of people who stop <br />by for information on Wellington Place. Mr. Wasmar questioned how long the trailer would be there. <br />Mr. 0'Neill replied until August 31, 2001. Ms. Nicola questioned why the trailer would be allowed if it is <br />violation of the ordinance and why do they have to sell out of a trailer and not in the building. Mr. <br />O'Neill indicated that construction is not complete yet, and it might be unsafe to brino, people inside. <br />When people decide to move into a residence like this, they plan it and it takes months to plan. Ms. <br />Nicola commented that the sign in the windows is very unsightly. Mr. O'Neill indicated that they have <br />8
