experience in this and this is what these facilities do. They expect to get quite a few deposits before the
grand opening. Mr. Kelley questioned what the point of putting the trailer on and then coming in for a
variance was. Mr. O'Neill indicated that he apologizes for that. Mr. Mingus commented that this
property still isn't landscaped, and also there is some lights that spill over at night. Mr. Koberna indicated
that they are only here for the trailer. Mr. Mingus questioned whom he would talk to about that. Mr.
Conway suggested that he should come to the Building Department. Mr. Mingus, commented that he
thought it would be dangerous to have people coming and going during this construction. There's a lot
of heavy machinery in the area. It doesn't seem safe to him. Mr. Konold suggested that what he is saying
makes sense; but he has been around this business for over 40 years and that's the way they do it.
Unfortunately, there will always be one or two unhappy people, whether it is a hard hat area or not. This
project will not be that long, the trailer will only be there for three months. Ms. Nicola questioned when
it is opening. Mr. O'Neill indicated the first part of September. Mr. Mingus questioned what type of
stairs the trailer would have for the people who need assisted living to get in there. Mr. Conway
indicated that this board does not address that type of issue. They strictly address location and if you
have those types of questions you come and talk to me about it. I'll make sure the buildirigs safe, I'll
make sure the people can get in, I'll make sure no one in the building gets hurt or they won't operate it.
Mr. Mingus questioned if he would get notice. Mr. Conway replied absolutely not, the inspectors would
go out prior to them being allowed to operate it and make sure that everything is safe. Mr. Maloney
called for a motion. W. Kremzar motioned to grant Wellington Place at 4800 Glague Rd. their request for variance (1123.12).
Which consists of a mobile trailer sales office and that the following variances be granted:
1) A special pernut for temporary sales office.
Which is in violation of Ord. 90-125 section, 1123.06 A. The motion was seconded by J. Konold. Roll
call on the motion: T. Koberna, and T. Kelley, "no". W. Kremzar, J. Konold, and J. Maloney "yes".
Variance Granted 6/7/01.
11. North Olmsted Itecreation Centerq 26000 Lorain Rd.
Request for variance (1123.12). The proposal consists of a sign.
The following variance is requested:
1. 17 foot 4 inch variance for side lot line setback, (code requires 20 ft., applicant shows 2 ft. 8 in.)
section (1163.26 (b).
2. A variance to place a sign in a 35 ft.. safety triangle, (code prohibits this), section (1163.17 (a)).
Which is in violation of Ord. 90-125 sections, 1163.26 (b) and 1163.17 (a).
The oath was administered to Thomas Jenkins, North Olmsted Safety Director, Todd Morgan,
Recreation Center Commissioner, and residents Robert and Michelle Dudek of 4499 Canterbury Rd. Mr.
Gareau indicated that he has instructed tlie board that it is not necessary for the City of North Olmsted to
be here today to ask for a variance. They're basically looking to run it by the board and get some thought
process by the board. He doesn't want any misconception that it is necessary for there to be three
positive votes oi- anything of that nature because.when tlie Recreation Center was originally built it was
built on residential property and never needed a variance. The property is still zoned resideritial, and it
was more than 25 ft. back offthe street. So, you understand when you're building municipal facilities the
municipal corporat'ion is not bound by the zoning code. Mr. Maloney questioned if there is anyone on the
board who would like to give them any additional input. Mr. Jenkins indicated that they have pictures of
the original sign and the sign they will be replacing that with. The new one will be a little bit bigger. Mr.
Konold agreed that this sign has been neglected along the way due to lack of funding, etc. and it is a must
in North Olmsted. Mr. - Maloney, indicated that even though they didn't need the approval, he thanked
them for taking the time and showing it to the board. Mr. Dudek questioned where the sign would be
9
