Halleen KIAparcels #232-10-025. 232-10-024, and 232-10-023.
Proposal consists of renovation of the existing three-(3) buildings and automobile storage.
Note: Variances are required. This proposal was tabled at the 11/13/01 Planning Commission
meeting.
Chairman Tallon called all interested parties forward to review the proposal. Steve Suyhada, the
architect, came forward. Mr. Suyhada indicated that they were before this Planning Commission
at the last meeting. At which meeting they were referred to the Board of Zoning Appeals for
several variances. The Board of Zoning Appeals granted the seven variances last week along
with some conditions. One condition was to remove an existing ground sign and the other was to
extend the buffer on Dewey another 24 ft. They are back tonight for this boards review. Mr.
Tallon questioned if they had any new plans for the board to review. Mr. Suyhada replied that
all of the variance requests were approved, so their plan is still intact. Mr. Tallon questioned the
lighting changes this board requested. Mr. Suhayda indicated that at the last Planning
Commission meeting the board wanted to go with the circular display pads up front and move
the parking back. At the Board of Zoning Appeals meeting they told them that they don't have to
do that. Mr. Tallon indicated that this board still changed the lighting and questioned where the
new lightina plan was. Mr. Suhayda indicated that they don't have the revised lighting plan
tonight because they have only had one week.
R. Tallon motioned to table Halleen KIA until they can prepare a site plan showing the new
lighting, landscaping, etc. The motion was seconded by C. Allan and was unanimously
approved. Tabled 12/11/01.
IV. NEW DEVELOPMENTS AND SUBDIVISIONS:
Tom J. & Loretta S. Sloane Lot Split & Consolidation Plat
The proposa] is to split off a small rear portion of permanent parcel #231-25-012 (fronts on
Clague Rd.) and join it to the rear adjacent portion of permanent parcel #231-25-028 (fronts on
Beaumont Dr.). Zoning is C-Residence, Single Entirely and the proposal conforms to both the
frontage and area requirement of the zoning code.
Chairman Tallon called all interested parties forward to review this proposal. Tom Sloane of
3493 Beaumont Dr., came forward to review the proposal. Mr. Sloane indicated that he is
requesting to buy the parcel of land that is due east of his property on Beaumont Dr. and to do so
would involve splitting off about 3,144 sq. ft. of land from the property on Clague Rd. He
would be purchasing parcel "B" as indicated in the drawing. This would increase the depth of
his lot without changing the width of the lot. Mr. Asseff questioned if there was a specific
reason for him to want to do this. Mr. Sloane replied that he has two dogs and this would just
increase the size of his lot for space for the dogs. Nothing beyond that at the present tiine.
R. Tallon motioned to accept the Lot Split & Consolidation Plat for Tom J. & Loretta S. Sloane;
to split off a small rear portion of permanent parcel #231-25-012 (fronts on Clague Rd.) and join
it to the rear adjacent portion of permanent parcel #231-25=028 (fronts on Beaumont Dr.).
