',?.. <br />resident from 24836 Kennedy Ridge Rd., came forward. Mr. Yunich indicated that he was <br />interested in the lighting, parking, fire exits, noise on the a/c units, sidewalks and snow removal. <br />He reminded the board that these were all things they should lceep in mind because he didn't see <br />it on the plans. Mr. Tallon responded that first they need to get the site concept and then they <br />would get into the detailed planning of it as the meetings go on. Bill Brake, a resident from <br />24881 Kennedy Ridge Rd., came forward. Mr. Brake questioned if NRP had some successful <br />examples of high-income up-scale housing communities that they've actually completed which <br />they could look to. Mr. Gilespie indicated that inost of the partners of the company are ex- <br />Zaremba executives. They developed most of the apartments in Westlake along 90, and the Polo <br />Club in Strongsville. Mr. Brake questioned if NRP or Zaremba developed them. Mr. Crilespie <br />replied as Zaremba, not NRP. He has many photos of developments around Ohio and the mid- <br />west and in the Carolina's that he could bring. Mr. Brake suggested that he was hoping for <br />something he could look to in the local community. W. Gilespie replied that he was sorry, but <br />the company is of a broader scale. Mr. Brake indicated that as Mr. Wilson brought up, is this <br />project conceivable, can they make good on the concept of 40 up scale homes cluster homes <br />stuffed into a one pound bag. He cautioned against putting homes by the highway and reminded <br />the board of the RTA that came through last year. He questioned what the Planning <br />Commissions plans were for Kennedy Ridge Rd. because he feels like the walls are coming in on <br />him. He didn't know if the Planning Commission was ready to comment on that, but indicated <br />that he would be back in the future to ask again. Mr. Tallon thanked him for his comments. <br />David Lesnick, a resident from 24702 Kennedy Ridge Rd., came forward. Mr. Lesnick <br />questioned if a buffer was laid out around a development so that safety vehicles can get back <br />there. Mr. Tallon replied that it depends on the lay out because the fire dept. gets plans and they <br />make sure everything is in order. You have to allow access to the building all the way around it. <br />Mr. Lesnick suggested that was his concern. Mr. Tallon assured him that all that would be <br />addressed before the proposal would be approved. When the board finally ab ees on a <br />conceptual site and they are going to go into an actual detailed plan, that is when the detailed <br />plans will be submitted to the safety department. Mr. Lesnick questioned if that was a step or <br />two down the road from here. Mr. Tallon replied yes. <br />R. Tallon motioned to table Kennedy Ridge Townhomes at permanent parcel #236-17-005 & <br />015 until the first meeting in December or until the applicant is ready to come back. The motion <br />was seconded by W. Spalding and was unanimously approved. 'I'ablect 11/13/01. <br />Halleen KIA; parcels 9232-10-025, 232-10-024, and 232-10-023. <br />Proposal consists of renovation of the existing three-(3) buildings and automobile storage. <br />Note: Variances are required. <br />Chairman Tallon called all interested parties forward to review the proposal. Steve Suhayda, the <br />architect, Ron Kula, with Halleen, and Jim Parsons, with Cormos Pajack Lighting all came <br />forward to review the proposal. Mr. Suhayda indicated that they were before this board about <br />two years ago with this project. They went through Planning Commission, Board of Zoning <br />Appeals, Architectural Review Board, and Board of Zoning and Development in which they <br />received approval from each. The project was terminated when they never returned to the final <br />Planning Commission meeting. Since then, GM has terminated Oldsmobile. It is basically the <br />same project, the only change to it is that they are not building a new building now. They are <br />renovating the existing building that was to be demolished last time. They still have one <br />building being demolished on Dewey and Lorain. They have two buildings being reinodeled at <br />the rear of the parcel which is according to their previous submittal.
