ROLL CALL: <br />Chairman, Tallon called the meeting to order at 7:45pm. <br />PRESENT: Chairman, R. Tallon Board members, K. O'Rourke, R. Koeth, T. Hreha and C. Allan. <br />ALSO PRESENT: Assistant Law Director; J. Dubelko, Building Commissioner; D. Conway, City <br />Engineer; P. Deichmann and Clerk of Commissions; D. Rote. <br />ABSENT: Board members; W. Spading and S. Asseff. <br />II. REVIEW AND CORRECTION OF MINTJTES: <br />Chairman Tallon announced that he would be changing the order in which the proposals would be <br />heard. He stated that he would be addressing New Developments and Subdivisions first. <br />III. BUILDING DEPARTMENT REQUESTS: <br />l. Hennie Homes Inc.: 264-07-025 (Cook ltd.) <br />Proposal consists of condominiums, 40 duplex buildings - 80 units. <br />Note: This proposal is contingent upon final zoning approval. Planning Commission tabled this <br />proposal 6/12/01. The applicant requested to be tabled at the 6/26/01 Planning Commission <br />meeting. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Grendal, <br />Hennie's lawyer, and Mr. Zwiclc, the architect came forward to review the proposal. Mr. Grendal <br />indicated that he was present for the plans, which have been designed to replicate the Cinnamon <br />Woods development, north of this site. There was a hearing last night regarding the zoning of the <br />land to single family cluster and next week there will be a third reading. The revised drawings <br />show the walking trail and the green area of the southern portion, of the property. Utility <br />requirements have been worked out with the building and engineering departments. Hennie <br />Homes has agreed to place sidewalks along the Cook Road frontage as well as the entire distance <br />of the development. The water retention will be underground piping running along the western <br />portion of the property. There were three discussions with the Assistant Law Director and Law <br />Department, regarding the Cities code. Mr. Grendal suggested that the law department advised <br />them that the Planning Commission has the power to recommend modification from the strict <br />zoning code. The applicants are requesting that they be allowed to use a home that is 140 square <br />feet smaller than your code allows. The said unit is one that is customized to fit the empty nester <br />or senior citizens. Mrs. Priestas has researched the area and found that there is a need for this <br />unit in North Olmsted. The street lighting is pole lighting at the end of each driveway and all the <br />streets are private. Mr. Koeth questioned where the plans were that showed the changes. He did
