• . -- <br />.• <br />obtain a variance for constructing the Beaumont Drive concrete pavement. The wish to <br />postpone the pavement construction util the time the lot north of them (PPN 231-25-009, <br />3466 Clague Road) is developed in a similar manner. The area is zoned "C" Residential and <br />requires a minimum frontage of 60 feet and a minimum lot area of 8,700 square feet. The <br />smaller of the two lots will have a frontage of 69.82 feet with a lot size of 10,468 square feet. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Lee came <br />forward to review his proposal. Mr. Tallon questioned if only the back part of the lot would <br />be split. Mr. Deichmann reviewed what the applicant wanted to do with the subdivision. Mr. <br />Tallon questioned if the applicant wanted to build a home on lot (B). Mr. Lee indicated that <br />he would like to build a home on lot (b) for him and his wife. He would dedicate part of the <br />land to the City for a street. Right now, he would just like to put in the utility lines for now <br />and make the road gravel until his neighboring lot owners do something with their lots. Mrs. <br />O'Rourke commented that if the board allows the lot split it would create a deadlock piece of <br />land. Mr. Lee suggested that once he dedicated the land to the city and put in the utilities the <br />land would not be deadlocked. He would put in gravel now and pave the road later once his <br />home was built. Mr. Tallon questioned what would happen if the land was sold before, the <br />pavement was in place. He believes that allowing the lot split would pui the city in a very <br />bad situation. Mr. Asseff voiced that it would not be right to allow a gravel road. Mrs. <br />0'Rourke believed that allowing a gravel road even if temporary, would devalue neighbors <br />property. Mr. Tallon invited Mr. Lee's neighbors to come forward to voice their concerns. <br />After quite a bit of discussion between the board members and Mr. Lee's neighbors, Mr. <br />Tallon asked the Law department for an opinion. Mr. Dubelko indicated that the applicant <br />should first dedicate the land to the city and put the utilities as well as the road in first before <br />the lot split is addressed. Mr. Asseff questioned if Mr. Lee could just go to council to see if <br />they are in favor of this. Mr. Dubelko suggested the applicant would need to apply to <br />dedicate the land and address the lot split after that is completed. <br />R. Tallon motioned to deny the lot split of Kuan S. Lee & Mei T. Lee of 3478 Clague Road. <br />The dedication is to take place first by going through Council. Depending on that outcome <br />the applicants may return for the lot split request. Mr. Dubelko indicated that the applicant <br />would need to submit detailed plans of the dedication to the Engineering Department. The <br />motion was seconded by C. Allan and unanimously approved. I.ot Split Denied. <br />2. Corell: Lot Consolidation PP# 232-10-009 and 232-10-010: <br />The proposed consolidation of permanent parcel numbers 232-10-009 and 232-10-010 on <br />Dewey Road. This area is zoned "B" Residential and this zoning classification requires a <br />minimum frontage of 70 feet and a minimum lot area of 10,850 square feet. The new lot will <br />have a frontage of 85 feet and a minimum lot area of 10,625 square feet, 225 square feet <br />below the minimum. Most of the existing lots on this street have a frontage of 50 feet and lot <br />size of 6,250 to 6,345 square feet. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Correll <br />came forward to review the proposal. Mr. Tallon questioned if the lots in question were <br />located towards the front of Dewey Road or towards the rear. Mr. Correll indicated that the <br />lots in question were Iocated on the West Side towards the back of Dewey road. The lots are <br />8
