- Planning Commission. Mr. Hreha indicated that since he has been on the board he has not seen a <br />developer work as much with the residents as Top's has thus far. All the Commissioners agreed with <br />Mr. Hreha. Mr. Spalding indicated that the board recommends to Council that demolition hours not be <br />varied in any way. He recommended that the applicants keep their word regarding garbage pick-up <br />only during daily working hours. <br />W. Spalding motioned to send Tops Markets of 26666 Brookpark Rd. Ext. which consists of removing <br />the existing Ames store (104,330 sq. ft.) for new Tops Market & retail buildings (77,920 sq. ft.) to the <br />Arclutectural Review Board for their review and then return to the Planning Commission with photo <br />inetric plans for final review. The motion was seconded by K. O'Rourke and unanimously approved. <br />Motioned Carried. The clerk announced that the proposal would go to the Architectural Review <br />Board on May 30, 2001, at 5:30pm and then return to the Planning Commission on June 12, 2001. <br />5. Charter One Bank; 25290 Lorain Rd. <br />The proposal consists of 683 sq. ft. building addition / renovation, new landscaping, new paving and <br />parking revisions. Note: Planning Cominission recommended variance be granted 4/10/01. Board of <br />Zoning Appeals granted variances 5/3/01. <br />Acting Chairman Spalding called all interested parties forward to review their proposal. Mr. Lance and <br />Mr. Vandegrift the architect came fonvard to review the proposal. Mr. Vandegrift indicated that the <br />only change since the last meeting was that the ground sign has been moved to the west. He also <br />indicated that a formal agreement has been received from the rear neighbor for 8 parking spaces. The <br />agreement is between the State of Ohio, The Bank and the Church that the east side exit will be an exist <br />only. The light fixtures that will be used are 20 foot high pole lights with a flat light fixture. The light <br />fixtures will have a cutoff feature that will make sure the lights will not go beyond the property lines. <br />Mrs. O'Rourke inquired if the driveway from the church ended at the traffic light. Mr. Vandegrift <br />indicated that was correct and that it would be an exit only. Mr. Spalding questioned what the wattage <br />of the lights. Mr. Vandegrift was not sure at this time what the wattage would be on the lights. Mr. <br />Spalding invited any audience members to speak. No further comments were made. The clerk <br />reviewed that the proposal would go before the Architectural Review Board on May 30, 2001 at <br />5:30pin, the proposal would then go to the Building Zoning and Development board on June 12, 2001. <br />W. El Rodeo Mexican Restaurant: 237-10-012, 028 and 036 <br />Proposal consists of remodeling existing Khan's Cuisine to have new exterior roof parapet and roof <br />element. Note: This proposal is contingent upon parcels 237-10-012, 237-10-028 and 237-10-036, <br />being consolidated. This proposal requires a special permit to add to a non-conforming building, front <br />and side yard variances as well as parking variances. <br />Acting Chairman Spalding called all interested parties forward to review their proposal. Mr. Dixon the <br />architect came forward to review the proposal. Mr. Conway commented that this proposal as well as <br />the next proposal was before the board to be directed to the Board of Zoning Appeals board. Each <br />seeking a favorable recommendation to have their variance requests granted. Mr. Spalding reviewed the <br />variances that wi11 be required. Mr. Conway indicated that there is no addition. The roof is only being <br />extended to enhance the appearance. Mr. Spalding questioned the lot consolidation. Mr. Conway <br />suggested that during the plotting of the notifications is when we found out the lots had not been <br />5
