s <br />combined. Mr. Dixon indicated that the engineers were in the process of drawing up the consolidation ' <br />plat now. Mr. Conway reviewed the variances required. The parking variances have been eliminated. <br />The roofline is causing the variances that are needed. Mr. Dixon indicated that there would be 24 seats <br />on the patio so they would like to keep the parking variance requested. <br />W. Spalding motioned to send El Rodeo Mexican Restaurant of 237-10-012, 028 and 036 <br />which consists of remodeling existing Khan's Cuisine to have new e}rterior roof parapet and roof <br />element. Note: This proposal is contingent upon parcels 237-10-012, 237-10-028 and 237-10-036, <br />being consoliclated. The Planning Commission recommends that the Board of Zoning Appeals grant the <br />special permit to add to a non-conforming building, front and side yard variances as well as parking <br />variances. The motion was seconded by K. O'Rourke. Roll call on the motion; K. O'Rourke, T. Hreha <br />and W. Spalding, "yes". C. Allan; "yes" with following comments; there is many variances being <br />requested. It is ultimately up to the Board of Zoning Appeals as to whether or not the variances are <br />granted, but he does not see the hardship. Motion Carried. The clerk announced that the proposal <br />would go before The Board of Zoning Appeals on June 7, 2001, at 7:30pm. The proposal will then <br />return to the Planning Commission on June 12, 2001, at 7:30pm. <br />7. North Olmsted Golf Association;5840 Canterbury Road: <br />Proposal consists of constructing a golf museum. <br />Acting Chairman Spalding called all interested parties forward to review their proposal. Mr. Warden <br />director of the Northern Ohio Golf Association came forward to review the proposal. Mr. Conway <br />indicated that the proposal needs a variance for the height of the roof, as there is a limit of 30feet hiah. <br />In order for the applicants to mimic the existing rooflines, their roof will be at 37 feet high. Mr. <br />Spalding questioned if the board could review the entire proposal or just address the variance request. <br />Mr. Dubelko indicated that the board should hear as much as they need to make a good <br />recommendation. Mr. Conway indicated that the architect was not present, therefore there could be <br />soine difficulty reviewing everything. Mr. Warden indicated that there will be 4 people working in the <br />office rooms. There are many artifacts that they would like to make an archives room for people to see. <br />There will also be a conference room for semulars, and other golf topics. The building is to have a <br />footprint of 3500 square foot. There is an elevator to the second floor and the same architect has been <br />hired to construct the new building. There will be a golf ha11 of fame room on the second floor, which <br />has a circular design. The building will inatch the existing buildings in materials and colors. Mr. <br />Spalding questioned if the building would be used for office personal that works for the museum. Mr. <br />Warden reviewed that there is about 20,000 golfers and a handy capping system which is a computer <br />program called the GHIIM system (Go1f handy cap information network), this system is also used by <br />Springvale golf course. NOGA handles golf tournaments as well. There is a foundation for the caddies, <br />scholar ships which will be called NOGA charities. The course can be closed down for half a day for <br />the handi-cap golfers. There will be changes made to the course such as whole number 7 is beina <br />eliminated and a new whole will be added. Their main offices are now in Brecksville. It is hard to run <br />and take care of the golf course long distance. With the offices on the site, they will be better prepared <br />to maintain the golf course. Mr. Spalding questioned if the existing clubhouse would be maintained. <br />Mr. Warden "yes". Mr. Spalding questioned the rear of the building didn't show the Wayne coating <br />continuing across the back. Mr. Conway indicated that issues of that nature would be answered better <br />by the architect when they return. At this time, the audience members were invited to come forward. <br />Mr. McClimon questioned what why the building would face. Mr. Wharton commented that it would <br />face the 9t" whole. Mrs. Spalding remarked that she felt that the homeowners association should have <br />been notified before the proposal came to the City so the association could review the plans before they <br />came to the Planning Commission. She indicated that she is the secretary of the board and has spoken <br />to the Continental Management and they were not notified of this meeting. Council and Planning <br />6
