Our cluster ordinance is based on number <br />of clusters per acre, which is how it relates to the development of the homes. There is nothing <br />specifically about square footage of green space, Planning Commission has the: ability to allow <br />structures that are permitted in this use over and above the number of dwelling units per acre. Mr. <br />Spalding suggested that the homeowners were referring to the fact that when the project was approved <br />there was a designation that this be solid green space and the golf course would be open to the public. <br />In this particular case, it was designed to be green space as he read the original minutes that approved <br />this project. Mrs. Messing suggested that the homeowners do maintain part of the golf course because <br />of the time frame from when things were finalized. It was not until last spring that a valid survey was <br />conducted. The Association found out that parts of the common area thought to have belonged to the <br />hoineowners association was actually part of the golf course. The association has maintained pounds, <br />and structures, signs and fences around the area. So the association does have a personal stake in what <br />happens as they do not want to lose what little green space they have. The residents are present <br />because they are concerned, they have invested their life savings in these homes. There are narrow <br />streets that will affect the association financially. Mr. Meyer indicated that since NOGA took over the <br />golf course they have been taking care of the golf course. <br />W. Spalding motioned to move North Olmsted Golf Association of 5840 Canterbury Road which <br />consists of constructing a golf museum/office building to the Board of Zoning Appeals for their <br />variance with a recommendation to approve the variance. The proposal will then return to the Planning <br />Commission on Junel2, 2001. In the framing of the motion Mr. Hreha motioned to notify everyone <br />homeowner that was not notified the first meeting and the secretary of the homeowners association. <br />The motion was seconded by C. Allan roll call on the motion; K. O'Rourke, T. Hreha and G. Allan <br />"yes" W. Spalding; abstain as he is a homeowner in the development. 1VIotion Care-fecl. Mrs. Spalding <br />indicated that she wanted to clarify that notices of the Board of Zoning Appeals meeting will be sent to <br />all 255 homeowners and the homeowners association. The clerk repeated that the motion is to notify <br />the homeowners that were not previously notified and the association only. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. Liahthouse PoolsLot Assembly Plat PP#'s 236-08-002, 003,004,005,006: <br />The proposed consolidation of Permanent Parcel Numbers 236-08-002, 003, 004, 005, 006 and 007 at <br />25601 and 25675 Lorain Road. The building on 25675 will be removed and the remaining building will <br />be expanded onto this adjacent lot. All lots are zoned General Retail Business. The building addition <br />was on the March 27, 2001 agenda and approved subject to several conditions. One of which is the <br />coizsolidation of the above mentioned parcels. <br />Acting Chairman Spalding called all interested parties forward to review their proposal. Mr. Goold the <br />owner came forward to review the proposal. Mr. Spalding questioned what the applicant wanted to say <br />regarding the. consolidation. 1VIrs. O'Rourke indicated that the proposal was already approved <br />contingent upon the consolidation of the lots. <br />W. Spalding inotioned to approve Lighthouse Pools; Lot Assembly Plat PP#'s 236-08-002, <br />003,004,005,006 which consists of consolidation of Permanent Parcel Numbers 236-08-002, 003, 004, <br />005, 006 and 007 at 25601 and 25675 Lorain Road. The building on 25675 will be reinoved and the <br />remaining building will be expanded onto this adjacent lot. All lots are zoned General Retail Business. <br />The motion was seconded by K.
