lulemorartdum
NOItTd-/ OLMSTED E/VGYNEERIING
March 22, 2001
TO: Paul W. Deichmann, P.E.
City Engineer
5UBJEC'T: Proposed L,itehouse Pools Addition
25601 Lorain Road
The preliminary plans dated December 24, 2000 were reviewed and a site inspection
made on March 21, 2001. .
There are two existing driveways to Bailey Road for the current parlcing lot of the
expansion a.rea. The preliminary plan indicated the driveway closest to Lorain Road will
be closed. The expansion area does not currently have a driveway to Lorain Road. The
preliminary plari shows a new Lorain Road driveway only 25 feet from the Bailey Road
right-of-way. An existing driveway at the west end of the adjacent property (near the east
end of the expansion property) is to be closed. The west driveway of the adjacent
property is 52 feet from the Fleharty Road right-of-way. I would prefer the new drive-
way match this arrangement and be 52 feet from the Bailey Road right-of-way.
There is a significant grade difference at the building line (about four feet) and at the rear
property line (about three feet) between the expansion property and the adjacent property.
I would need to have elevation contours of the front and rear parlcing areas to see how the
elevation matching is to be done before commenting on that aspect of the project.
Larry J. Griffith, P.E.
Assistant City Engineer
LJG/tag
Attachment
cc: Ralph H. Bohlmann, Seivice Director
David R. McDermott, Assistant City Engineer
