y e, <br />11. <br />Architectural Review Board with the following recommendations: 1) Adjust the fence in the <br />south-west corner so the last 25 feet is 3 ft. high, rather than 6 ft. high. 2) On the blueprint <br />change the 8 foot tall blue spruce trees to the flowering crabs. The motion was seconded by <br />T. Hreha and unanimously approved. 1Vlotion Carried 3/13/01. <br />2) AutoZone Development; 28535 Lorain Rd. <br />The proposal consists of constructing a 6,094 square foot building and site improvements for <br />the retail sale of auto parts. <br />Chairman Koeth called all interested parties forward to review the proposal. Jeff Berneburg, <br />representing AutoZone, came forward to review the proposal. Mr. Berneburg commented <br />that the lot is to the right of the post office. The lot size is approximately 1.57 acres and the <br />building size being proposed is 6,094 sq. ft. plus or minus a couple. The zoning in that area is <br />general retail. The building as its being proposed is within all setback requirements. They are <br />providing 39 parking spaces, 2 of which would be handicapped spaces. A loading space area <br />of 12' x 35'. They will use concrete for the parking lot and there will be an enclosed <br />dumpster. The driveway width is 24 ft. for the entrance and exit of the site. Mr. Asseff <br />questioned if there will be any lighting behind the building. Mr. Berneburg replied the only <br />lighting is the pole parking lot lights. Mr. Asseff questioned how high those poles would be. <br />Mr. Berneburg replied that he thought they were at a 25 ft. height. Mr. Conway commented <br />that there would be a light required over the rear exit door by the State code. Mr. Berneburg <br />questioned if he meant like a wall wash light mounted above the door to illuminate the <br />sidewalk and entrance area. Mr. Conway replied that is correct. Mr. Berneburg commented <br />that there is a roll up door next to the loading zone for the deliveries to come in. Deliveries <br />are made once a week and are usually scheduled right prior to business hours of opening or <br />right after normal business closing time so employ_ees can help unload and. re-stock the store, <br />which is done once a week. Parts are sold through the computer system and the AutoZone <br />semi will deliver what parts are sold the week before. Mr. Allan questioned what are their <br />proposed hours of operation. Mr. Berneburg commented that it would be open Mon. through <br />Sat. at 8 A.M. until 9 P.M. The lights in the parking lot are on a timer, so that it shuts them <br />off one-half hour after closing. Mr. Koeth questioned the colors on the building. Mr. <br />Berneburg commented that the AutoZone lettering is red. The sign on the building is a <br />painted sign so it will not be illuminated. Mrs. O'Rourke questioned the color of the glass. <br />Mr. Berneburg replied that he thinks it is all clear. The red trim is used around the windows. <br />Mr. Hreha questioned if the AutoZone sign on the building is the only sign. Mr. Berneburg <br />commented that there is a pylon sign at the driveway entrance. It is illuminated from the <br />inside. Mr. Koeth questioned the depth of the lot and the green space area. The lot is empty <br />behind the proposed building besides scattered trees and grass. Mr. Hreha questioned if the <br />delivery truck would turn around on the AutoZone property or on Lorain Rd. Mr. Berneburg <br />replied that it would pull in along the front stretch of the building and then back the end of the <br />truck around the corner to the loading zone. So it wouldn't cause any problems on Lorain Rd. <br />At this time there was discussion about the color shown on the renderings. There was <br />confusion as to the plans depicting orange and another showing no orange being used. Mr. <br />Koeth asked Mr. Berneburg to correct that for the next time he comes back. Mrs. O'Rourke <br />pointed out that the glass was showing the color evergreen. Mr. Hreha questioned if he could <br />2
