<br />get a picture of an existing AutoZone. Mr. Berneburg replied that he could. Mr. Koeth <br />questioned if the other board members had concerns about mounding the back so that lights <br />don't hit residences on Lynhaven Dr. Mr. Hreha questioned how far they are from Lynhaven. <br />Mr. Berneburg replied that there is at least a half-acre between them. The lot lights are 400- <br />watt metal halide which are pointed down and towards the building. Mr. Koeth commented <br />that since the building is only 18 feet tall the lot pole lights don't need to be at 25 feet tall. He <br />would like to see them come down to about 20 feet. He would also like to see the wattage <br />brought down to about 250 watts. They need to submit a photo-metrics plan so the board can <br />see that the light will not wash onto other people's properties. Mr. Koeth asked if anyone in <br />the audience had questions. William Beegan of 28496 Lynhaven Dr. came forward with some <br />questions. He questioned if there would be any fencing around the proposed AutoZone site. <br />Mr. Berneburg replied that there would be no fencing. Mr. Koeth suggested that Mr. Beegan <br />look at the site plan. Mr. Berneburg took some time to explain different things to Mr. <br />Beegan. W. Berneburg questioned the drainage in the rear of the lot. W. Deichmann replied <br />that currently the s'ite drains to the south to that open ditch. What they're proposing, re- <br />grading where the building and parking lot will be, all that will go into the storm water <br />retention systein and they're proposing an outlet from the area where the parking lot and <br />building will be an outlet surface flow to the ditch. With a retention system of a quarter mile <br />of 24 inch diameter pipe and there will be a 4 inch opening in the retention system to the <br />outlet pipe, so basically the outlet is equivalent to a typical downspout on a house. The water <br />will be released slowly so the creek doesn't overflow. Mr. Beegan questioned if the lights <br />from the parking lot will be visible from their windows. W. Koeth replied that the lights will <br />shine down and they will put shades around the lights to protect the neighbors from light <br />overflowing to their homes. There is a door in the back of the building which is an exit, a lot <br />of times you'll see buildings have a bright wall washer above the door that can be seen a mile <br />away sometimes, but we ask them to put a shade on that to so it shines down and you won't <br />be able to see it. Mr. Beegan questioned if there is an ordinance for times that trucks can <br />deliver products to stores in the city. NIr. Conway believed it was from 8 A.M. to 9 P.M. and <br />it had to be posted on their building. Kimberly Beegan of 28496 Lynhaven came forward and <br />questioned if it was possible to request either a landscape buffer or a fence. Mrs. O'Rour.ke <br />questioned if the land sloped down from Lorain to Lynhaven. Mr. Beegan replied yes. Mr. <br />Dubelko suggested mounding. W. Hreha questioned where they would want the mound. <br />Mrs. O'Rourke commented. that she thought it would do the most good located right up <br />behind the parking lot. Mr. Deichmann agreed. Mr. Koeth commented that typically what <br />they suggest is a 3-foot mbund with some type of evergreens on top. <br />R. Koeth motioned to move AutoZone Development; 28535 Lorain Rd. to the Architectural <br />Review Board with the following recommendations: 1) There needs to be a liaht (wall <br />washer) over the rear exit door to illuminate the sidewalk. 2) The light poles in the parking <br />lot be an overall height of no more than 20 feet and the bulbs be brought down to 250 watts <br />instead of the proposed 400 watts. 3) Include photo-metrics to show light flow. 4) Board <br />would like feedback about what the Architectural Review Board thinks about mounding and <br />evergreen trees to protect residential homes from the AutoZone lights. Note: CE-1 will be <br />the official color rendering of the AutoZone building. Seconded by K. O'Rourke and <br />unanimously approved. 1Vlotion Carraed 3/13/01. <br />3
