.? <br />3) Lorain Point Building; 24693 Lorain Rd. <br />The proposal consists of an addition to existing office building. Note: This proposal is pending <br />lot consolidation. <br />Chairman Koeth called all interested parties forward to review the proposal. Andres Ruel, the <br />architect from ABS (Architectural Building Synthesis), and Dr. Waghray, the owner, came <br />forward to review the proposal. Mr. Riiel commented that they are proposing to combine two <br />lots. They demolished the building just west of his to provide additional parking. He would <br />like to add approximately 863 sq. ft. to his first floor for additional waiting area and he a.lso <br />plans on installing an elevator to allow handicap access to the second floor so he could possibly <br />- rent the second floor out to additional doctors and that's why they are looking at adding the <br />additional parking. Approximately four additional doctors would be incorporated. Mr. <br />Conway commented that there are some variances required, but it is due mainly to the existing <br />structure and it's location. Basically what we're looking for tonight is a recommendation to the <br />Board of Zoning Appeals. The variances are listed in Mr. Rymarczyk's letter that the board <br />members received in their packets. Mr. Koeth read the variances aloud. Mr. Conway replied <br />that the existing structure in its entirety is in front of the 75-ft. setback. Mr. Koeth questioned <br />if the new addition will match the existing building materials that are there now. Mr. Riiel <br />replied yes.. He passed out photographs of the existing structure to the board members. Mr. <br />Riiel commented that the parking in the rear is all existing, the only parking they are actually <br />adding to the site are the four spaces up front. Mr. Hreha commented that Mr. Deichmann <br />pointed out to him that they are over in parking spaces. They only need 20 and they show 24. <br />He questioned why not get rid of the four spaces up front and they could put in some green <br />space up there. Lorain Rd. needs some landscaping on it. Mr. Riiel commented that the <br />doctor wanted to retain those for his own personal parking spaces. Mr. Hreha replied that he <br />understands that, but it is really not necessary and it is a way to clean up Lorain Rd. He then <br />suggested to get rid of that extra cut and parking and make only one main entrance. Mr. Koeth <br />agreed with Mr. Hreha and commented that would make much more sense and would look <br />better overall. Mr. Riiel commented .that he will be putting nine spaces in the back, which if <br />they eliminate all four in front, he'll end up one short. Mr. Hreha replied no, he is just land <br />banking those four spots in front. The building department will still be giving you credit for <br />those four spots. Mr. Conway commented that they would have the legal right to come back <br />in a few years, if this isn't workinD out and they needed the extra spaces, and request that. He <br />then questioned if they are eliminating the east drive. Mr. Koeth replied yes. <br />R. Koeth motioned to move Lorain Point Building; 24693 Lorain Rd. on to the Board of <br />Zoning Appeals with a favorable recommendation based upon this condition: 1) Eliminate the <br />four parking spots and the curb cut in the north east corner and landscape the whole corner, <br />but the two parking spaces are directly north of the building be flopped with the landscaping so <br />that those two spots are accessible from the west entrance. Seconded by S.
