ROLL CALL: <br />Chairman, Zergott called the meeting to order at 5:40pm. <br />PRESENT: Chairman, Zergott, Board members, K. Schulz, M. Yager and J. Nader. <br />ALSO PRESENT: Building Commissioner, D. Conway and Clerk of Commissions, D. Rote. <br />ABSENT: Board member; T. Liggett. <br />II. REVIEW AND CORRECTION OF 1VIINTJTES: <br />The Architectural Review Board minutes for May 30, 2001 have been submitted for approval. <br />B. Zergott motioned to approve the May 16, 2001 Architectural Review Board minutes. The <br />motion was seconded by K. Schulz and unanimously approved. <br />M. Yager motioned to approve the May 30, 2001 Architectural Review Board minutes. The <br />motion was seconded by K. Schulz and unanimously approved. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />El Rodeo Mexican Restaurant• 237-10-012. 028 and 036 <br />Proposal consists of remodeling existing Khan's Cuisine to have new exterior roof parapet and <br />roof element. Note: Planning Commission reviewed this proposal 5/22/01 and 6/12/01. Board of <br />Zoning Appeals granted variance request 6/7/01. <br />Chairman Zergott called all interested parties forward to review the proposal. Mr. Dixon, the <br />architect, came forward to review the proposal. Mr. Dixon reviewed that the current building had' <br />housed quite a few different restaurants over the past few years. The exterior is in poor shape; the <br />overhangs are starting to sag more than meant to. He will be putting on a new clay tile i-oof as <br />well as a new canopy on three sides of the building. The clay tile is a mixed color tile blend. The <br />Board of Zoning Appeals has approved the variances that were required. The new canopy will be <br />a stucco arch along three sides of the building. 1VIs. Schulz questioned if there would be a <br />walkway between the arches and the building. Mr. I)ixon answered "yes". There will be a new <br />entrance way as well which will include a raised tile roof. The board reviewed the site plan. Mr. <br />Zergott questioned who owned the property along the south and east side of the lot, because there <br />are trees and shrubs that need replacing. He reviewed that when the gas station next to the site <br />came in last rnonth the owner suggested the restaurant owned the landscaped area. Mr. Dixon <br />suggested that a site surveyor was in the process of determining the lot boundaries. Once they <br />know the property boundaries, they will address the landscaping along the west property lines. <br />Mr. Zergott commented that he would like the applicant to place a landscaping screen along the <br />west property line. Mr. Dixon suggested that they could add some creeping juniper, but felt that <br />the cars would overhang and kill any bushes used. Mr. Zergott indicated that there was a lot of <br />arborvitae now, which needs to be cleaned up as well as dead plants. Mr. Dixon suggested that <br />landscaping would be added to the west side_ of the site. Mr. 2ergott requested that he be given a <br />landscaping plan so he could have it with him when he visits the site. Mr. Dixon indicated that <br />there would be Juniper, Golden Vicary, Crimson Barberry, Wiegelia, Purple plum trees, Bradford <br />pear trees, hemlock and purple mums used on the site.
