t <br />?-. <br />` <br />? <br />beds will be mulched. There will be all new openings including windows. They will be using <br />Pella windows or Con Air. The lighting will consist of decorative lights between each arch with <br />24-watt,bulbs and down lights between the arches and the building to light the walkway: Mr. <br />Yager indicated that he thought stained wood framed windows would look better. Ms. Nader <br />questioned how mechanical equipment would be hidden. Mr. Yager believed that the-overall site <br />looked well, just the landscaping would need to be reviewed by Mr. Zergott. Mr. Zergott <br />indicated that the mechanical units needed to be concealed and buffered for sound. Mr. Yager <br />questioned if there would be parking lot lighting. Mr. Dixon indicated that the Planning <br />Commission requested a photometric plan arid that the pole lights be only lOfeet high, which <br />could not be accommodated. We are proposing three 20-foot high pole lights along the south side <br />of the site with shoebox fixture with forward through, down lights. Mr. Yager commented that <br />16-foot high poles would be acceptable. Mr. Zergott questioned if the parking lot lights would be <br />on timers to shut off after working hours. Mr. Dixon suggested that the lights would be 200 watt, <br />50 feet from homes, but 5 feet from property line. Mr. Yager thought Planning Commission ,. <br />would approve 16-£oot high pole lights shielded with down lights. Ms. Schulz questioned where <br />the dumpster area was located and if it would be fenced in. Mr. Dixon indicated that dumpster is <br />on west corner of site and is not fenced in. Mr. Yager indicated that the board wanted the <br />dumpster area fenced in. J. Nader motion to approve El Rodeo Mexican Restaurant of 237-10-012, 028 and 036 which <br />consists of remodeling existirig Khan's Cuisine. To have new exterior.parapet and roof with the <br />following recommendations; Stained wood windows be used. Conceal the mechanical equipment <br />on the south side of the building. The landscaping plans will be reviewed by Chairman Zergott. <br />Use 16-foot high pole lights, dumpster is to be fenced in and located along the south side of the <br />property line behind the restaurant. The photometric are to be submitted to the Planning <br />Commission at their next meeting. The motion was seconded by M. Yager and unanimously <br />approved. Note: The clerk announced that the proposal would go before the Planning <br />Commission on June 26, 2001. <br />2. North Olmsted Golf Association;5840 Canterburv Road: Proposal consists of constructing a golf 3,500 square foot Office/Museum building. Note: <br />Planning Commission reviewed this proposal 5/22/01and 6/12/01. Board of Zoning Appeals <br />granted variance request 6/7/01. <br />Chairman Zergott called all interested parties forward to review the proposal. Mr. Kephart, the <br />architect, and Mr. Wharton, with North Ohio Golf Association, came forward to review the <br />proposal. Mr. Kephart indicated that he was the original architect for ViewPoint development. <br />The building will be plus or minus 5,000 square feet, two stories with a basement. The building <br />will house the North Ohio Golf Association offices in conjunction with the management of the <br />course itself. The new building .will match the existing buildings; white siding and green roofs. <br />The new building will be located west of the existing tennis courts. There will be an access drive <br />added for employee parking at the back of the building. There will be 3 to 4 foot high mounds <br />with a band of shrubs and flowers on north side of site. There will also be mounds on the west <br />side of the building with shrubbery that is 24 to 36 inches tall with ornamental trees and <br />evergreens along the south side of the site. The south side of the building is heavily wooded so <br />the homes are well buffered. Ms. Schulz suggested that some type of trees should be placed on the <br />- west side.mound that would_allow.clearance for..viewing the course through a window and at the <br />same time stop wild golf balls. Mr. Zergott suggested using regular trees, which have canopies. <br />The handicapped entrance will be on the West Side of the building. The north side of the building <br />will face the existing clubhouse. Mr. Zergott questioned if the landscape architect was the same <br />person who developed the original landscape plan. Mr. Kephart answered "yes" the landscaper <br />2
