ROLL CALL: <br />Chairman, Zergott called the meeting to order at 5:35pm. <br />PRESENT: Chairman Zergott, Board members; M. Yager, T. Liggett, and J. Nader. <br />ALSO PRESENT: Assistant Building Commissioner, T. Rymarczyk, and Assistant Clerk of <br />Commissions, S. Solomon. <br />ABSENT: Board meinber; K. Schulz. <br />IL REVEEW AND CORRECTION OF MINUTES: No Items. <br />III. SIGNS: No Items. <br />IV. BUSINESS: <br />1) AutoZone Development; 28535 Lorain Rd. <br />The proposal consists of constructing a 6,094 square foot building and site improvements for the <br />retail sale of auto parts. Planning Commission referred this proposal 3/13/01 with the following <br />comments 1) There needs to be a light (wall washer) over the rear exit door to illuminate the <br />sidewalk. 2) The light poles in the parking lot be an overall height of no more than 20 feet and <br />the bulbs be brought down to 250 watts instead of the proposed 400 watts. 3) Include photo- <br />metrics to show light flow. 4) Board would like feedback about what the Architectural Review <br />Board thinks about mounding and evergreen trees to protect residential homes from the <br />AutoZone liglits. <br />Chairman Zergott called all interested parties forward to review the proposal. Jeff Berneburg, <br />the project manager, came froward to review the proposal. Mr. Berneburg flndicated that they are <br />proposing a site plan for a 6,094 sq. ft. retail building for the sales of auto parts. Landscaping is <br />proposed across the front of the parking areas with some additional Iandscaping on both east and <br />west sides. There is a mounded area directly south of the parking lot to prevent car headlights <br />from intruding into the rear neighbors homes, even though they are about 150 ft. away from the <br />rnounded area. There will be five pine trees on top of the mound to further prevent any light <br />shining through. The site has approximately 39 parking spaces with 2 handicapped spaces <br />associated with that. Mr. Berneburg showed the samples of the proposed building materials. It <br />would be a slab type building that will be only one story tall. One monument sign is being <br />proposed on Lorain Rd. Mr. Yager questioned if the light gray was E.F.I.S., the inedium gray <br />was paint, and the dark gray is split face with a painted coating. Mr. Berneburg replied yes, it is <br />an all painted structure. Mr. Yager questioned why not just use real colored block. Mr. <br />Berneburg replied that is the way they do all AutoZone stores. Mr. Liggett commented that the <br />City does discourage painting block and masonry. We push toward the solid color masonry, <br />because there will be maintenance problems with painted brick. He then questioned if they were <br />not going with the neon banding across the front farade like many other AutoZone facilities. Mr. <br />Berneburg replied no. Mr. Liggett thanked him for getting rid of that. He questioned if the <br />E.F.I.S. is only called out around the canopy above the front glass doors. Mr. Berneburg replied <br />that is correct. Mr. Yager questioned if everyone was comfortable with the proportions. Nobody <br />had any problems with the proportions. Mr. Yager indicated that he didn't see any reason to
