Boards questions & comments: 1VIs. Schulz felt that the south side of building is missing a lot.
She suggested placing a red metal band on the south side of the building. Ms. Obe?-t felt that the
building fronts on three sides and they could not place any further signs on the building. Ms.
Schulz requested something be added to the south side of the building, as that is what is seen by
everyone entering the mall. 1VIr. Wilson reviewed that the south end of the building will house
the kitchen as well as mechanical equipment so it would not work putting glass or much else in
that area. Ms. Obert voiced that the south side is the back of the building and needs to show that
there is no entrance. Mr. Zergott suggested repeating the red band on south side of building with
no signage. There needs to be some shade trees on the west side of the patio as it will be very hot.
Mr. Wilson voiced that if trees are added it would block the sign and they will have umbrellas at
all the tables. 1VIr. Zergott commented that evergreens i.e. blue spruce, arborvitae type trees
along the dumpster area are needed and they should be larger then 3 feet. 1VIs. Schulz questioned
why the dumpster was placed in the southwest corner of the site, as it will be seen by all incoming
traffic. She questioned if the dumpster are could be placed on the north east corner. Mr. Zergott
felt that the dumpster is placed near the kitchen and is already in the best area to keep it from view
of Lorain Road. He suggested that the City's biggest mistake was allowing the dumpster area to
be placed on the north side of the T J Max/Office Max center. Ms. Schulz questioned what type
of lights would be used. Ms. Obert suggested they are required to match the existing strip center
lights. Discussion regarding the size of blue prints received for each proposal took place and the
board as a whole felt that 11 x 17 prints was all that is needed. 1VIr. Yager did not want to hold
the applicant's up from meeting with Planning Commission on the 26th and questioned what they
would be willing to incorporate from their requests.
What the applicant is williaag to incorporate from the board's requests: Mr. Wilson indicated
that they would add evergreens around the dumpster area. The request for shade trees on east side
will not be added, as it will block view, which is important. They will look at doing something
architecturally to the south side of the building. The windows on the north east side of the
building will be made to open. The North pitch metal farade will extend some but not too much
more.
M. Yager motioned to approve Chipotle 1Vlexican Grill of Lorain Road PP# 235-27-001,
Their proposal which consists of construction of a new building to house Chipotle Mexiean
Gridl, site improvednents and sign package with the fo?lovving coflnments; A).
