<br />CITY OF NORTH OLMSTED <br />"TOGETHER WE CAN MAKE A DIFFERENCE" <br />ARCHITECTURAL REVIEW BOARD <br />1VIINUTES- WEDNESDAY, OCTOBER 16, 2002 <br />COUNCIL'S CONFERENCE ROOM <br />5:30 P.M. <br />1. ROLL CALL: Chairman Zergott called the meeting to order at 5:30 p.m. <br />PRESENT: Chairman Zergott and board members, M. Yager and J. Nader <br />ALSO PRESENT: Assistant Building Commissioner T. Rymarczyk, Assistant Clerk of Commissions <br />A. Kilbane, Note: City Engineer P. Deichmann was present for the library proposal <br />ABSENT: K. Schulz <br />II. REVIEW AND CORRECTION OF MINiJTES: The Architectural Review Board minutes for July 17, <br />2002, and July 31, 2002 have been submitted for approval. <br />M. Yager made a motion to accept the minutes of July 17, 2002 as submitted. The motion was seconded <br />by J. Nader and unanimously approved. <br />Mr. Yager asked if the applicant for the Fairview Corporate Center submitted revised plans for <br />landscaping. Mr. Rymarczyk indicated the applicant submitted plans directly to Council. <br />M. Yager made a motion to accept the minutes of July 31, 2002 with the following changes: the meeting <br />was called to order by Acting Chairman Yager, and the word barley at the bottom of page one should be <br />changed to barely. The motion was seconded by J. Nader. Roll call on the motion: M. Yager, yes, <br />J. Nader, yes; B. Zergott, abstain. Motion carried. <br />I. SIGNS: <br />IV. OLD BUSINESS: <br />Rockwvnd Subdivision: Columbia Rd. between Brookpark and Countrv Club Blvd.: <br />Proposal consists of new subdivision consisting of 31 units. Note: Variances may be required pending <br />Planning Commission's ruling. Note: Planning Commission reviewed this proposal on 9/10/02 and <br />referred the proposal to the Architectural Review Board on 9/24/02. This proposal is to return to the <br />Planning Commission. <br />Mr. Zergott asked the representatives for the Rockwynd subdivision to make their presentation. Mr. <br />Leonard Corsi, Amy Corsi, and Tim Blair were present on behalf of Greystone Realty. Mr. Mark <br />Stockman, of Stockman Architects was also present. Mr. Corsi explained the subdivision is a single- <br />family cluster design that will utilize open spaces. They have designed the community more toward a <br />neo-traditional neighborhood with front porches and private courtyard areas. Mr. Zergott asked where the <br />courtyards will be located. Mr. Corsi replied they are near the rear-loaded garages. He referred to the <br />drawing labeled AD2. He said in between the garage and the great room is a little courtyard area. <br />Through that courtyard area you can exit to the alley itself. Mr. Zergott asked how it would all flow on <br />the plans. They reviewed the site plan. Mr. Corsi indicated the plan is just a footprint and it does not <br />show the courtyards. He pointed out the front of the homes and the porches. He mentioned the porches <br />are all large and are designed to give residents an outdoor living space. In the rear of the home in between <br />the garage and the house will be a courtyard. It is equivalent to the size of a room. Mr. Zergott asked for <br />the actual size. Mr. Stockman indicated they are approximately 12x16. Mr. Zergott asked if they will be <br />fenced off. Mr. Corsi said the way some of them are situated they really won't require a fence because of <br />the location of the garage. There will be an opportunity, depending upon how they set up the homes, if <br />they have both courtyards opened up, they would want to put up a fence. It could be board on board but <br />he envisions something like a trellis type fence with vines, which is less harsh. Mr. Yager asked if that
