? • <br />would be between units. Mr. Corsi said it would be, and he referred to the plans. He showed on the plans <br />that units can be flipped and can be back to back. Mr. Yager asked if the units are shown flipped <br />anywhere. Mr. Corsi indicated they have not shown them that way. The plan does allow them to flip it <br />one way or the other depending on how they set it up. It would really only function within the center <br />section units. He showed them another rendering with the front porches and garages. He also had photos <br />of another development to give the board members an idea of how it will look. Mr. Corsi said they want <br />to design a home that they feel is in keeping with the type of community they are trying to develop. It <br />will bring people outside, and have a place for community. It will create a free environment when you <br />drive in with good views of front porches and green landscaped areas. ,The idea is to keep the homes <br />close to the street. They wanted something different architecturally with having the front porches and <br />rear-entry garages or alley-entry garages. Mr. Yager asked how Chairman Zergott would prefer to <br />address the proposal. Mr. Zergott said the major issue is the landscaping plan and the site plan that was <br />submitted. He suggested starting off on a positive note by going over the building plans. He said they <br />can go through it methodically by going through the entire development. Mr. Corsi reiterated that they <br />tried to design open space, green space, and courtyards. It is an environment in which you don't see the <br />typical single-family cluster subdivision, where all you see is garage doors. Their goal was to design a <br />development where the front porch is the prominent feature. He added that they want to utilize a palette <br />of colors. The homes have 2 or 3 units attached and the roof color will be same all the way through. He <br />then showed the board some shingle samples. The shingle is called weathered wood. Mr. Yager asked if <br />there is any shadowing. Mr. Corsi said it is a dimensional roof and is the same thing he has on his home. <br />W. Yager commented that weathered wood is a common color. He said the color is one thing but the <br />question is what will the shingle look like. Mr. Corsi said it is a dimensional shingle and the colors may <br />not be exact but he showed the palette of colors they will be looking at, with all of the skirts of the <br />buildings being red brick. He then showed another sample. He said the brick will go on the base. The <br />vinyl siding is a cedar impressions style and he showed another sample. Mr. Stockman pointed out the <br />siding will be used in the gables and some of the bases. Mr. Zergott asked if the split face will go totally <br />around each unit on the bottom. Mr. Corsi indicated that is correct. He indicated they will be using <br />Anderson windows and presented a window sainple. They will use Therma-True doors. The columns are <br />pre-fabricated. They may want to make some of them more diverse. Ms. Corsi said they may use <br />different shapes to add diversity throughout the development. Mr. Corsi said the porch rails may have a <br />different look from unit to unit but all units will have porch rails. Mr. Yager asked what material will be <br />used for the rails. Mr. Corsi replied the porch rails will be painted wood. Mr. Yager asked if they will be <br />painted to match the facade. Mr. Stockman indicated they will match the trim color. Mr. Zergott asked <br />what the material is for the porch floors. Mr. Corsi indicated it will be a stoop concrete. Mr. Yager <br />inquired about the steps. NIr. Stockman replied they will be concrete. Mr. Zergott asked if they could be <br />made out of the same block, be pre-cast. Mr. Corsi said they could be and it would look great. Mr. <br />Zergott asked where the air-conditioning units will be. Mr. Corsi referred to drawing AD2. Mr. <br />Stockman indicated the outdoor units will probably have to go back in the courtyards. Mr. Yager <br />expressed concern they would have to be put into the "community niche." Mr. Stockman said there are <br />end units where it might be nicer to put them on the sides of the house rather than the courtyard. W. <br />Yager agreed. Mr. Zergott asked if the code would allow them to be on the sides of the units. Mr. <br />Rymarczyk said with a single-family cluster, the code indicates it cannot be in a required side yard, and <br />there is a noise factor as well. Mr. Yager pointed out there is flexibility with this particular site plan. He <br />said the developers should think about that long and hard. He said putting aJc units in the courtyards will <br />dramatically diminish the use of the courtyards. He said that the plan relative to the setbacks between the <br />buildings, has 10 ft. between the buildings, so if you put them in there, there is almost no room to walk <br />between them. He said there is certainly room between the street and the first buildings to put at least one <br />there. It's a tough call. He said he doesn't believe they would want them in the front. W. Corsi agreed <br />but added they would really have to landscape well to do that. Mr. Yager said they have to go somewhere <br />and the developers need to decide now.
