Brookpark Rd. Mr. Zergott asked if any trees are in the way of that right now. Mr. Lydon said they put <br />tape there from the curb line of Brookpark back, and based on their engineering plan there are only a <br />couple of small trees right along the edge that may have to come down. Most of it is scrub. He said the <br />heavy trees are really sitting another 20 feet back. They will try their best not to take any big trees down. <br />They will know better once the right of way is determined. Mr. Yager suggested they mark it and have the <br />forester review the site again. Mr. Lydon indicated he will meet his engineer there and they will put down <br />tape. They will have to clear a little bit beyond the parking lot just to be able to get the grade, so he will <br />have the engineer wrap caution tape in certain areas and they will put stakes in as well. He referred to the <br />plans and said if they are lucky they can put it next to the sidewalk. They just don't know where the tap in <br />is and where it lies with the property line. It is hard to get a reading on the property lines. Mr. Yager asked <br />if in the overall scheme there is enough parking for the entire site. He asked if they are land-banking any <br />spots. Mr. Lydon indicated the agreement was to deed the piece of land to the city, and the city would put <br />deed restrictions on it that indicate the land could not be used for anything more than 60% green space and <br />40% parking. They could not build any structures on the land and then the city would deed it back to them. <br />That would assure that even if they sold it down the road, no one could do anything but have that amount of <br />parking and they would have to adhere to the design plan that would be attached to the deed and would <br />show the landscaped area. Mr. Yager said he was asking because the corner of Clague and Brookpark is a <br />very familiar zone and to have vegetation in that zone for so long is surprising. Mr. Lydon said there is <br />nothing attractive about that corner right now and with the mounding and some pines, and pears, it will <br />look nice year round and give it a nice appearance. Mr. Zergott suggested they work in some pine along <br />Brookpark, especially if they will have to move material for a utility line. He said they should get some <br />evergreen in there. Mr. Yager said he was disappointed in the forester's report. He said there should be <br />something there to help the corner and tighten it up a bit. Mr. Lydon pointed out that the way the grass is <br />now they will follow that curve with their mounding and then soften that edge. Mr. Zergott said they need <br />to intermingle some pine as well. Mr. Lydon said they will mark it some time at the beginning of next <br />week. They will mark out what they assume to be the line for the sewer. They shouldn't have to dig much <br />more than a 2 1/2-foot trench. It is only an 8-inch sewer line so it doesn't have to be really wide. They are <br />just not sure where that trench will be. They will mark it out and the forester can come back out and look <br />at it again. Mr. Lydon added if they need to resubinit any drawings they will take care of it. <br />B. Zergott made a motion to accept Fairview Office Park with the following changes: They will go from <br />Bradford pear to Cleveland Select. They will run pine along the south part of the woods along Brookpark <br />if there is a lot of damage due to digging for utilities, and they will get the forester to review the caution <br />tape that will be set up. The motion was seconded by J. Nader and unanimously approved. <br />2. Linder & Associates (Water Tower Square); 4998 Dover Center Road: <br />Proposal consists of replacing existing building with a new 6,090 square foot building. Note: Planning <br />Commission addressed this proposal June 25, 2002. Board of Zoning Appeals granted variances <br />required July 10, 2002. <br />NLr. Bill Davison, and Ms. Jeni McKinniss of Davison, Smith and Certo Architects, came forward along <br />with Sainuel Khouri from Carnegie Management. Mr. Davison presented photos of the exterior of the <br />proposed building. It will be about 6,000 square feet for 1 tenant but divided into 3 divisions. The <br />building will be plain block with accents at the entries. He referred to some color renderings they <br />brouaht in. The building is already facing Water Tower Square and all the materials will be somewhat <br />identical to Water Tower Square. It is split-faced but with more of a beige accent. They have added a <br />red trim canopy at the different entries. They have signage for each individual entrance. The rear of <br />the building will be the same material and will face Dover Center Rd. It will have the same materials <br />but they want to dress it up to look like the front. They have provided some mounded landscaping with <br />trees along Dover Center. They have added some landscaping and trees along the entire road and <br />landscaping around the building. He added that all mechanical units will be inside the building. Mr. <br />Yager asked him to point out that information on the plans. They discussed the trash receptacle and its <br />2
