Mr. Yager <br />indicated that there is an ordinance against neon lights on the building so the neon band is to be <br />removed. Mr. Smith reviewed that the walk in cooler was notched into the rear of the building <br />so it is hidden and painted to match the building. Mr. Yager indicated that there should only be <br />signs over the entry doors the rest of the signs need to be removed. Mr. Zergott indicated that <br />the rear of the building needs to have landscaping. He requested that the applicant submit a new <br />plan, which will have an above normal design for this site. The board would like trees along the <br />east and west sides of the sight i.e. upright pear type, Cleveland select would be the best. Mr. <br />Knouse indicated that there would be a trash compactor in the rear of the site. The Planning <br />Commission requested 15-foot pole lights however the manufactures smallest size is 18-feet. <br />They would cut down the number of light poles by 3 or 4 to cut back on the amount of light if <br />they could use the 18-foot pole lights. The board felt that the location of the building is such that <br />18-foot light poles would be fine. Mr. Rymarczyk questioned the size of the bases for the pole <br />lights. Mr. Smith indicated that the bases for the light poles will be 6 inches. Mr. Smith <br />indicated that the awnings would be opaque fabrics and will have no under lighting. However, <br />there will be a bar type lighting system, which will be directed towards the awnings. <br />K. Schulz motioned to approve Ruby Tuesday Inc. of 26770 Lorain Road PP# 232-26-004, 232- <br />26-003 which consists of demolition of existing building (Elias Big Boy) and the construction of <br />a 5300 square foot restaurant (with liquor sales). With the following recommendations: (1). <br />Mechanical (units) equipment is to have metal screening. (2). The signage is to be limited to <br />entrance areas only. (3). The trim around the man doors be the same mustard color as the <br />building. (4). The landscaping plan to be revised with B. Zergott to include enhancement's as <br />discussed. (5). The wood trim along bottom of building is to be removed and in its place a <br />masonry product is to be used up to the first V grove of dryvit system or the window line around <br />the entire building. (6). The red neon band along top of building is to be eliminated. The motion <br />was seconded by T. Liggett and unanimously approved. Motion Carried. Note: In the framing <br />of the motion the clerk announced that the proposal would go back to Planning Commission on <br />2/26/02 and no further notices would be sent out. <br />• Commissioners need to make a motion on who will serve as Chairman and Vice Chairman <br />for the 2002 year. <br />J. Nader motioned to appoint B. Zergott as Chairman and M. Yager as Vice Chairman for the <br />2002 year. The motion was seconded by K. Schulz and unanimously approved. <br />VI.
