Mr. Gillespie indicated that there would be 8 6-foot spruce trees added to the back of <br />Mr. Waken's property to help buffer it. Mr. Gillespie indicated that at the entry drive the two <br />homes across the street will have 4 trees a piece added to their yards to buffer them from the <br />lights of cars leaving the site. Mr. Weber questioned if the existing white oak trees would <br />remain on the site. Mr. Gillespie indicated that he would allow only the trees that the forester <br />wants left to remain. Mr. Waken suggested that there was a lot of poison ivy in the area and <br />questioned if it would be removed. Mr. Gillespie indicated that the area would be cleaned up. <br />Mr. Weber questioned how the walls that abut I-480 would be buffered from noise. He <br />suggested sound walls be used and under noise control for North Olmsted (chapter 555) <br />maximum level for sound by receiving land (residential) between 8:00 p.m. through 9:00 a.m. no <br />more then 50 decimals. He questioned if there are requirements for walls to have higher rating <br />insulation used when exposed to high volumes of noise. Mr. Gillespie indicated that there will <br />be an underground water retention system along the I-480 side with very big mounds, which will <br />have landscaping to buffer the noise coming from I-48. <br />T. Liggett motioned to approve Kennedy Ridge Townhomes; 236-17-005 & 015 which consists <br />of 40 new Townhomes with Access via Kennedy Ridge Road. With the following <br />recommendations; (1) Reconsider the placement of the windows that are off centered in the gable <br />either center the double up or center a single. (2) Work with forester and uphold the agreement <br />with the neighbors to have the pine or spruce trees added i.e. along south side and across the <br />street. The motion was seconded by B. Note: Variances are required. <br />Chairman Zergott called all interested parties fonvard to review the proposal. Mr. Knouse, with <br />WD Partners and Mr. Smith, the Architect came forward to review the proposal. Mr. Knouse <br />indicated that at the request of Planning Commission the front parking spaces will be landbanked <br />to protect the existing trees. The north west corner will be designated as loading zone to meet <br />code requirements. The green trim will be rookwood shutter green and the dryvit will be ruby's <br />mustard color. The canopy will be jockey red with sea spray and vanilla striping. Mr. Yager <br />requested that the man doors in the rear of the building be painted mustard to match the building. <br />Mr. Zergott requested that a new landscape plan be submitted which would include trees around <br />the site. Mr. Knouse suggested that they would like to just place sod around the site. Mr. <br />Zergott suggested that he would review the plan and get back to the applicant the next day as to <br />what should be added. Mr. Yager suggested that the sample board colors were good however, <br />the color renderings are appalling and you need to get a new printer. Mr. Yager indicated that <br />the rooftop units must have full screening so they are not seen. Mr. Smith suggested that there <br />would be a green metal screen fence around the perimeter of the mechanical units. Ms. Schulz <br />questioned the green wood trim along the base of the building. Mr. Smith believed that the wood <br />trim would not be a problem, as it would not touch the ground. The board requested that brick or <br />split-face block be used to replace the wood. Mr. Smith suggested that they use the wood trim on <br />all their buildings and it would not cause a problem. The entire building is trimmed in painted <br />wood. The entire board voiced they wanted brick used along the base of the building. Mr. Smith <br />reviewed that the front entrance has a green dryvit trim. Mr. Liggett requested that masonry brick <br />be used from ground level to first v-grove in the windows. Mr. Yager voiced that he felt the <br />entire building should be masonry.
