Vice Chairman Kremzar called all interested parties forward to review the request. Mark and Donna <br />Zofcin came forward to be sworn in. Mr. and Mrs. Roehrs, neighbors, came forward to be sworn in as <br />well. Mr. Zofcin said they want a 1Ox12 shed. He said the code calls for it to be 10 ft. off the back <br />property line but that would put it in the middle of his yard. He would like to put it 5 ft. off the back <br />line. Mr. Zofcin pointed out they have a 2 car garage, 3 bedrooms, and no basement, so they need <br />more storage. Mrs. Sergi asked about the stakes currently in the yard. Mr. Zofcin said they are 1 ft. <br />larger on each side than the shed actually is. Mrs. Zofcin explained they will be putting down gravel. <br />Mrs. Sergi asked about the height of the shed. Mr. Zofcin indicated it will be 9 ft. 5 inches tall. They <br />reviewed the plans. He showed photos of sheds in his neighborhood. He said the shed itself will start <br />5 ft. from the back and the gravel will start at 4 ft. Mrs. Sergi asked why they can't meet the 10 ft. <br />requirement. Mr. Zofcin replied it would put them pretty close to the house at that point. Mr. Roehrs <br />asked to look at the photos. Mrs. Roehrs said the proposed shed will be too close to keep it clean <br />between the shed and the fence. She added they have a lot of big trees and she is worried about mold <br />and moss behind that area. Nlrs. Sergi pointed out the stake is currently 3 ft. from the fence. 1VIr. <br />Zofcin said the gravel will be 4 ft. and the building will be 5 ft. off the line. Mr. Kremzar said he <br />would like to see it in 10 ft. He reminded the applicants they can come back before a full board. Mr. <br />Zofcin said he could come back. There was discussion about coming back for the next meeting. It <br />was mentioned that there will be 4 members present at the July meeting. Mr. O'Malley pointed out that <br />if the neighbors already left the meeting, it -is not advisable to continue if there was a motion to table <br />the matter. He suggested finding the Roehrs if they plan to continue. There was discussion about the <br />dimensions of the shed and the code requirements. It was determined that the neighbors had left the <br />building. Mr. Kremzar asked if they would need to table the matter. Mr. O'Malley said he does not <br />believe it is appropriate to deprive the residents of the opportunity to be heard. Mrs. Zofcin pointed <br />out that Mrs. Roehr asked for 5 ft. just as they are asking for 5 ft. Mr. Zofcin asked for a vote. He <br />thinks the size of the shed is appropriate for his yard and the neighborhood. It will be farther off the <br />fence than every other shed in the neighborhood. Having 5 ft. will give him plenty of room. Mr. <br />Kremzar asked if he will have drainage behind the shed. He asked if there is a swell there. Mr. Zofcin <br />indicated there is not. Mrs. Sergi asked if the applicant would consider 10 ft. Mr. Zofcin replied that <br />he would not. Mrs. Zofcin referred to the drawing. The board members and applicants reviewed the <br />plans. Mr. Kremzar asked what they could live with between 5 and 10 ft. Mrs. Zofcin indicated 6 or 7 <br />ft. might work out. Mr. Kremzar said if they went with 10 ft. they would not need a variance. There <br />was further review of the plans. Mrs. Sergi pointed out that if they come 10 ft., they would only be <br />coming out 3 ft. further than where the stakes are now which is not far into the yard. The Zofcin's <br />agreed they could go with 10 ft. off of the fence. <br />W. Kremzar made a motion to grant Mark and Donna Zofcin, 28522 Aspen Dr., the request for <br />variance (1123.12), which consists of a shed, and that the following variance be granted as amended: <br />1. A 55.7 square foot variance for a shed larger than ordinance allows, (code permits 64.3 sq. ft., <br />applicant shows-120 sq. ft.), section (1135.02 dl). <br />Which is in violation of Ord. 90-125 sections (1135.02 dl). <br />The motion was seconded by N. Sergi and unanimously approved. Varianee Granted as amended. <br />15). North Olmsted Collision- 28415 Lorain Rd.: (WRD-3) <br />Request for variance (1123.12). The proposal consists of a building addition. <br />The following variances are requested: <br />A special permit to add to a non-conforming building (1165.02). <br />1. A 17 foot variance for sideyard setback of building (code requires 50 ft., applicant shows 33 ft.), <br />section (1139.07). (Table) <br />2. A 20 foot variance for sideyard setback of parking (Res.) (code requires 20 ft., applicant shows 0), <br />section (1139.07). (Table) <br />9
