put up in her yard. She said they do not have a basement and she stores a lot in her garage. They need
the shed for more storage. Mrs. Sergi asked if it will be 45 ft behind the pool. Mrs. Heil indicated it
will be. She also confirmed the shed size will be 16x24. Mrs. Sergi asked about the shed height.
Mrs. Heil indicated it is 15 ft. Mr. Kelly said it is quite a large size. Mrs. Heil pointed out she has a
very large yard with an above ground pool, a small garage, and a riding mower. Mr. Kremzar
reminded the applicant that three votes are needed to grant the variance. Mr. Kremzar asked if she
would be willing to make the shed smaller. Mrs. Heil indicated she would be willing to do that. She
could go with a 14x20 ft. shed. Mr. Kelly said the dimensions are the problem. He said code permits
200 square feet and the applicant shows 384. Mr. Conway pointed out that 200 square feet is based on
a normal size lot and the yard involved is quite large. Dan Heil indicated the shed will not be visible
from the street and the neighbors do not have a problem with the proposal. Mrs. Heil said they can be
flexible on how far the shed will be from the pool but it is 300 ft. back from the street.
N. Sergi made a motion to grant Frances Heil, 25427 Butternut Ridge Road, her request for variance
(1123.12), which consists of a shed, and that the following variances be granted:
1. A 184 foot variance for a shed larger than code permits, (code permits 200 sq. ft., applicant shows
384 sq. ft.), section (1135.02 dl).
2. A 3 foot height variance for accessory building being higher then code permits, (code permits 12',
applicant shows 15'), section 135.02 d3).
Which is in violation of Ord. 90-125 section (1135.02 dl) and (1135.02 d3).
Note: 15' height is as shown on original application.
The motion was seconded by W. Kremzar and unanimously approved. Variances Granted.
13). David and Laura Mamer; 29376 Stewart Dr.; ()Y1tD-3)
Request for variance (1123.12). The proposal consists of erecting a shed.
The following variance is requested:
l. An 11.2 square foot variance for a shed larger than code allows (code permits 108.8 square feet,
applicant shows 120 square feet).
Which is in violation of Ord. 90-125 section (1135.02 (d)(1)).
Vice Chairman Kremzar called all interested parties forward to review the request. Mr. Mamer came
forward to be sworn in. He indicated they want to erect a shed that is 1Ox12 ft. He pointed out the
location on the plans that were submitted. Mr. Kremzar asked if the homeowners association had any
objections. He said there are no other sheds in that area. Mr. Mamer indicated there is a shed about 3
houses down. Mrs. Sergi asked about the style of the shed. Mr. Mamer replied it will be a cottaae
style shed.
T. Kelly made a motion to grant David and Laura Mamer, 29376 Stewart Dr., the request for variance
(1123.12), which consists of erecting a shed, and that the following variance be granted:
1. An 11.2 square foot variance for a shed larger than code allows (code permits 108.8 square feet,
applicant shows 120 square feet).
Which is in violation of Ord. 90-125 section (1135.02 (d)(1)).
The motion was seconded by W. Kremzar and unanimously approved. Varaance Grareted. _
14). Mark and Donna Zofcin; 28522 Aspen Dr.; (3YRD-3)
Request for variance (1123.12). The proposal consists of a shed.
The following variances are requested:
1. A 55.7 square foot variarice for a shed larger than ordinance allows, (code permits 64.3 sq. ft.,
applicant shows 120 sq. ft.), section (1135.02 dl).
2. A 5 foot rear yard variance for placing shed closer then permitted, (code requires 10', applicant
shows 5'), section (1135.02 d4).
Which is in violation of Ord. 90-125 sections (1135.02 dl) and (1135.02 d4).
8
