Christafaris indicated it is 8x8. Mr. Kremzar asked Mr. Conway if such a shed would make a
difference and require a second variance. Mrs. Sergi pointed out the shed was not on the drawing. Mr.
Conway said they would be creating a new backyard dimension. He said that realistically they are
talking about an addition that is 16 ft. wide. If it was across the entire back of the house, that would be
something to be addressed.
N. Sergi made a motion to grant Stephen Christafaris, 5267 Hampton, the request for variance
(1123.12), which consists of adding a 4 season room to the house, and that the following variance be
granted:
l. An 11 foot variance for a residence closer to rear property line than code permits (code requires 50
ft., applicant shows 39 ft.). Which is in violation of Ord. 90-125 section (1135.08 (a)). The motion
was seconded by W. Kremzar and unanimously approved. Variance Granted.
11}. Ravmond and Eileen Toth• 4246 Danberrv Dr..(VVRD-4)
Request for variance (1123.12). The proposal consists of an addition.
The following variances are requested:
A special permit to add to a non-conforming building (1165.02). Existing house has only a 36 foot
front setback. Code requires 50 ft. (1135.06 (a)).
1. A 9 foot variance for rear yard set back (code requires 50 ft., applicant shows 41 ft.). (1135.08 (a)).
Which is in violation of Ord. 90-125 section (1165.02), (1135.06 (a)), and (1135.08 (a)).
Vice Chairman Kremzar called all interested parties forward to review the request. Mr. Ray Toth, and
John Gooding, the contractor, came forward to be sworn in. Mr. Toth indicated they would like a 3
season patio enclosure on the back of their home. Mr. Kremar asked for clarification on the size of the
room. Mr. Gooding indicated it is 16 1/2 ft. wide and 14 ft. deep. They referred to the plans and Mr.
Gooding pointed out the actual .dimensions of the room. The original drawing showed a 16 ft. depth
and it is only 14 ft., so the variance is actually for 7 ft. instead of 9 ft. Mr. Toth pointed out they are
not going deeper than the pad is now. They reviewed the plans to clarify the location of the enclosure.
W.
