roof got to the garage it would be below the door because of the slant it takes. Nlrs. Sergi asked if that
would then leave 40 ft. behind the garage. Miss Ink confirmed that. Mrs. Sergi said there is enough
room for her to move the garage back if she needed to. Mr. Conway asked for the distance from the
back of the garage in the proposed location to the rear property line. Miss Ink indicated it is over 40 ft.
Mr. Conway pointed out she could not have them connected then. She would need a 50 ft. rear yard in
order to connect it to the house. If she connects the garage to the house it becomes part of the main
structure and the rear yard must be 50 ft. Her future plans to connect them would require an additional
variance. Miss Ink said at the last meeting her representative was told that she could connect the
garage to the house as long as it is not toward the neighbors. She changed the size and moved it away
from the neighbors to suit the standards and is now being told she cannot connect it to the house. Mr.
Conway said she hasn't connected it to the house. She has it 10 ft. from the house. If she moves it up
to the house, she would have a 50 ft. rear yard and she would be in compliance.
W. Kremzar made a motion to grant Mary Frances Ink; 23044 Marion Road, her request for variance
(1123.12) which consists of a new detached garage and that the following variance be granted:
l. A 5 foot variance for a detached garage too close to a residence (code requires 15 ft., applicant
shows 10 ft.),
Which is in violation of Ord. 90-125, section (1135.02 (c)(2)). The motion was seconded by J.
Maloney. Roll call on the motion: N. Sergi-No, W. Kreinzar-No, J. Maloney-No, J. Konold-Yes.
Variance Denied.
2). Greeorv & Vickie Douzos; 5776 McKenzie Rd.: WRD 3
Request for variance (1123.12). The proposal consists of erecting a pole barn for storage.
The following variances are requested:
1. A 1300 square foot variance for an accessory storage building larger than code permits, (code
permits 200 sq.', applicant shows 1500 sq.') section (1135.02 D 1).
2. An 8 foot 1/2 inch variance for an accessory structure higher than code permits, (code permits 12'
applicant shows 20' '/2"), section (1135.02 D 3).
Note: Existing 12 x12 storage shed to be removed.
Which is in violation of Ord. 90-125 section (1135.02 (D1) &(D2)).
Chairman Maloney called all interested parties forward to review the request. Mrs. Douzos came
forward and was sworn in. She explained she would like a pole barn that is 30x50 ft. for storage of
yard equipment, a snow blower, riding mower, and plants that are taken in during the winter. Mr.
Konold pointed out she is requesting a very large structure. Mr. Kremzar asked if she could handle a
smaller one. Mrs. Douzos said she could but the proposed barn would make things easier. They want
to clean up the yard. Mr. Konold and Mr. Maloney agreed it is too big. Mrs. Douzos asked if she can
go 30x40. She said her neighbors recently built a shed that is 28x40 and that lot is smaller than hers is.
She pointed out they definitely have the land to handle the barn. Mr. Konold asked what is the
smallest size she can live with. Mrs. Douzos said she would be very happy with 30x40. Mr. Douzos
came forward and was sworn in. He said perhaps they can eliminate the 2°d floor and make it 9 ft.
high. Mrs. Sergi said a typical garage is 20x24. Mr. Conway said a garage can be up to 750 sq. ft.
This is not a garage. He said the maximum for a storage shed is 200 sq. ft. Mr. Maloney said 2500
would bring them down to 750 sq. ft. He also has a problem with the height. Mr. Douzos confirmed
they will eliminate the 2"d floor. Mr. Konold said he could go along with 2500. Mr. Maloney
indicated he could go along with that as well. Mrs. Douzos asked if they could compromise and have
25x35. Mr. Kremzar said that would be 875 sq. ft. Mr. Conway said they may want to build it 24 ft.
wide because the material comes in 4 ft. widths. He added that 4 ft. increments would be cheaper for
them. Mr. Maloney confirmed it can be 2406 with one floor, so the second variance is no longer
needed. Mrs. Douzos indicated they understand the amendment to the request.
2
