taken off. Mr. Hebrank indicated it will only be taken off underneath the living room window. Mr. Kremzar said
they wouldn't really get any more light in the house. Mr. Hebrank said they will get quite a bit of light since they
are cutting off the over hang. He anticipates a lot more light in the living room and there will be a lot of light in the
other room since it is all glass. Mrs. Sergi asked if there is some reason they are not putting a room on the back of
the house. Mr. Hebrarilc explained that the front of the house is the south side and in the winter months they will
get inore stui. There were no comments from 1VIr. Rymarczyk.
J. Konold made a motion to grant Horst & Edith Hebrank, 26148 Kennedy Ridge Rd., their request for variance
(1123.12), which consists of adding a sunroom, and that the following variance be granted:
1. A 2.9 foot front yard setback variance for addition within the required setback (code requires 50 ft., applicant
shows 47.1 ft.).
Which is in violation of Ord. 90-125 section (1135.06 (a)). The motion was seconded by J. Maloney. Roll call on
the motion: J. Konold, yes, J. Maloney, yes; W. Kremzar, no, N. Sergi, no. Variance Denied.
3). Mark & Karen Mahoney• 26808 Fairfax Lane: WRD-1
Request for variance (1123.12). The proposal consists of adding a four-season room.
The following variance is requested:
1. A 10 foot Rear yard setback variance for a residence too close to rear property line (code requires 50 ft.,
applicant shows 40 ft.)
Note: Will replace existing 16x16 sunroom with a 16'x20' addition. There is no record of permit for the existing
16x 16 sunroom.
Which is in violation of Ord. 90-125 section (1135.08 (a)).
Vice Chairman Kremzar called all interested parties forward to review the request. Mr. and Mrs. Mahoney and
their builder, Mr. Serio, came forward to be sworn in. Mr. Mahoney said they currently live in a 3-bedroom split-
level home. They have had a third child and they are looking to take an existing sunroom and enclose it to make it
an all-weather room. It would be a fourth bedroom for them. They would side the house and put ui a new
driveway to update the property. He added there is no neighbor to the rear of them. He showed the board
members a photo of the existing sunroom. Mr. Mahoney said the new room will have the same size depth to the
rear and be 20 feet wide. Mrs. Sergi asked if it will be two separate rooms; a three-season room and a bedroom.
Mr. Mahoney indicated it is one separate room. There were no comments from the building deparhnent.
N. Sergi made a motion to grant Mark & Karen Mahoney, 26808 Fairfax Lane, their request for variance
(1123.12), which consists of adding a four season room and that the following variance be granted:
The motion was seconded by J. Konold and
unanimously approved. Variance granted.
4). Lois Swier; 5687 Forest Ridge Dr.: WRD-3
Request for variance (1123.12). The proposal consists of erecting storage shed.
The following variance is requested:
1. A 40 square foot variance for exceeding allowable square footage for a shed, (code permits 200 sq. ft. applicant
shows 240 sq. ft.).
Which is in violation of Ord. 90-125 section (1135.02 (d)(1)).
Note: Engineering is to advise on gutter installation.
Vice Chairman Kremzar called all interested parties forward to review the request. Mrs. Swier came forward and
was sworn in. She explained the type of shed she would like to have. She showed pictures to the board members.
She will put the shed in the back corner. She indicated there are electrical wires in her yard and she does not want
them over the shed. She added the shed will be more than 10 feet in because of where the wires are located. Mr.
Kremzar asked if there is a reason she wants the shed cattycorner. Mrs. Swier indicated she is very involved with
plants and crafts. She said she will catch the sun in the window and on her bench when the sun comes up, and as
the sun sets she will still have light because there will be a skylight. Mr. Kremzar mentioned the note about
gutters. Mrs. Swier said she received a letter from the engineering department that indicated she can use down
spouts.
