J. Maloney made a motion to grant Lois Swier, 5687 Forest Ridge Dr., her request for variance (1123.12), which <br />consists of erecting a storage shed, and that the following variance be granted: <br />1. A 40 square foot variance for exceeding allowable square footage for a shed, (code permits 200 sq. ft. applicant <br />shows 240 sq. ft.). <br />Which is in violation of Ord. 90-125 section (1135.02 (d)(1)). <br />Note: Engineering is to advise on gutter installation. The motion was seconded by N. Sergi and unanimously <br />approved. Variance granted. <br />5). Kennedy Ridge Apartments LLCKennedy Ridge Blvd.: WRD-4 <br />Request for variance (1123.12). The proposal consists of installing a ground sign. <br />The following variance is requested: <br />l. A variance for installing one (1) ground sign on a residential lot, (code permits 0, applicant <br />shows 1). <br />Which is in violation of Ord. 90-125 section (1163.26 (a)). <br />Vice Chairman Kremzar called all interested parties forward to review the request. Mr. Scott Gillespie <br />representing NRP Group, and neighbors, Nick Weber and Mike Yunich came forward to be sworn in. Mr. <br />Gillespie showed the board members a rendering of the sign they are proposing for the apartment complex. He <br />indicated it is a double-faced sign. He pointed out where the sign will be situated. He mentioned there is intense <br />landscaping on both sides at the entrance. They reviewed the plans. Mr. Kremzar asked if the sign will block the <br />vision of anyone trying to get in and out of driveways. Mr. Gillespie said he can't imagine it would block vision. <br />He added the front of the entrance is completely open. There are no bushes or plant materials. They again referred <br />to the plans. Mrs. Sergi mentioned that when she measured the area, it looked as though with 25 feet off the <br />property line and 17 feet back, with a car parked in a driveway there it was more than a car length back. Mr. <br />Kremzar said that someone should then be able to see pulling in or out. Mrs. Sergi indicated that was her concern <br />when looking at the site. Mr. Yunich:said his only concern is the people next door who are not present tonight. <br />They park their car there and they will no longer have a facility to park. He does not see any problem with the sign <br />however. Mr. Weber pointed out where his house is located. He asked why the sign has to be illuminated. He is <br />on a residential street and there is no signage there. He said now they have to deal with a sign. Mr. Yunich pointed <br />out the sign will be shadowed. Mr. Rymarczyk said there will be two lights, one on each side that shine up toward <br />the sign. Mr. Weber pointed out there is already a regular street light right there. Mr. Rymarczyk indicated it will <br />be better for visibility with 40 units set back there. He added that people lookivg for the apartments will be better <br />able to spot the location. Mr. Gillespie added that everything is low level illumination. He mentioned it is a safety <br />issue as well. He said it is not internal lighting, and not like a commercial sign. He said it is the right thing to do <br />and is appropriate. It is low level as all of the entry lighting will be. Mr. Rymarczyk said the illumination for the <br />sign has been approved already pending the approval of the sign. Mr. Gillespie mentioned that he contacted the <br />councilman in the area and discussed the lighting issues so the neighbors would be pleased. Mr. Rymarczyk said <br />he recommends that the board approve the proposed sign. <br />J. Konold inade a motion to grant Kennedy Ridge Apartinents LLC; Kennedy Ridge Blvd, the request for variance <br />(1123.12), which consists of installing a ground sign and that the following variance be granted: <br />1. A variance for installing one (1) ground sign on a residential lot, (code permits 0, applicant <br />shows 1). <br />Which is in violation of Ord. 90-125 section (1163.26 (a)). The proposal consists of a new sign package. <br />The following variances are requested: <br />1. A variance for installing 2 island canopy signs (code permits 0, applicant shows 2), section (1163.25). <br />2. A variance for 1 additional sign on a building (code permits 1, applicant shows 2), section (1163.27 (a)). <br />3. An 8.8 square foot variance for exceeding the maximum square footage of signage on a lot (code permits <br />258.9 sq. ft., applicant shows 267.7), section (1163.24 (a)). <br />4. A 20 foot rear yard variance for exceeding rear yard setback requirement, (code requires 25 ft., applicant <br />shows 5 ft.), section (1139.07) <br />5. A 4 foot front yard variance for exceeding front yard setback requirement for driveway (code requires 20 ft., <br />applicant shows 16 ft.), section (1139.07).
