J. Maloney made a motion to grant. K&G Menswear, 26315 Great Northern Shopping Center, its request for <br />variance (1123.12), which consists of a new sign, and that the following variances be granted as written: <br />1. A 273.55 square foot variance for a wall sign too large for unit frontage, (code permits 39.25 sq. ft., applicant <br />shows 312.8 sq. ft.), section (1163.24 (c)). <br />2. A 4 foot 5 inch variance for a wall sign exceeding allowable height, (code permits 4 ft, applicant shows 8 ft. <br />5 inches), section (1163.27 (c)). <br />3. A 212.8 square foot variance for a wall sign larger than code permits, (code permits 100 sq. ft, applicant <br />shows 312.8 sq. ft), section (1163.27 (c)). <br />Which is in violation of Ord. 90-125 sections (1163.27 (c)) and (1163.24 (c)). The motion was seconded by W. <br />Kremzar and unanimously approved. Variances granted. <br />9). Vitamin Shoppe• 26532 Lorain Road: WRD -1 <br />Request for variance (1123.12). The proposal consists of a sign package. <br />The following variances are requested: <br />1. A variance for 1 additional sign on a building (code permits 1, applicant shows 2), section (116327 (a)). <br />2. A 395.8 syuare foot variance for total square footage of signage on a lot, (168.6 sq. ft. applicant shows 564.4 <br />sq. ft.), section (1163.24 (a)). (see note) <br />Which is in violation of Ord. 90-125 sections (1163.27 (a)), and (1163.24 (a)). <br />Note. Includes ground sign and all building signs, previously approved. <br />Vice Chairman Kremzar called all interested parties forward to review the request. Mr. Sidlo came forward to <br />represent the Vitatnin Shoppe. Residents, Louise Kopper and Gary Kopper Sr. came forward as well. Mr. Sidlo <br />reviewed the plans with the Koppers. He indicated it is a brand new building on a lot that has been dubbed the <br />Babies 'R Us Plaza. There is a channel letter wall sign that is proposed for the east elevation of the building. That <br />is actually going to be the main entrauce for the Vitamin Shoppe. There is also a channel letter wall sign proposed <br />for the south elevation. It will face Lorain Road. Those are the only signs they are requesting. The ground sign <br />went back up for Babies 'R Us. The Vitamin Shoppe has no plans of asking for any kind of signage on that sign at <br />all. They feel the store is close enough to the road and the signs they are requesting should suffice. He mentioned <br />that chapter (1163.24 (a)) states the maximum sign face area permitted for any lot is based on a formula of 1.35 <br />square feet per lineal foot of lot frontage. He referred to what he asked for regarding Dollar Tree at last cnonth's <br />Board of Zoning Appeals meeting. The Dollar Tree is next door to Babies 'R Us. They are all located on the same <br />lot. The lineal footage of that lot right in front of the stores, as you go along the back, is 400 foot. It drops down to <br />a total of 155 feet fronting Lorain Road. The Babies 'R Us sign and the Dollar Tree sign presented the same <br />hardship. They go from a 400 foot lot right in frovt of the main building on the lot, to 155 feet up front. He <br />referred to the code. He said both units on this lot (Babies 'R Us and Dollar Tree) were at one time or another <br />considered separately for sign size variances. He realizes they had 3 requests for pollar Tree. It needed size per <br />unit, size per lot, and size per frontage along Lorain Road. However, 2 of those particular variances were <br />considered separately, away from overall lot size and overall building size as far as Dollar Tree goes. He reminded <br />the board that even though the Vitamin Shoppe is on the same lot, it is its own autonomous building. Mr. Kremzar <br />asked if anything else will be going into the building. Mr. Sidlo indicated there will be one tenant, the Vitamin <br />Slioppe. Mrs. Sergi asked if that is permanent. Mr. Maloney said they are wondering about the floor space being <br />divided. Mr. Sidlo said the only tenant moving in right now is Vitamin Shoppe. Mrs. Sergi said that as they <br />learned with Babies 'R Us, it is something they need to ask about. Mr. Sidlo pointed out the Vitamin Shoppe <br />building, as opposed to Babies 'R Us, is 44.3 feet by 99 feet. That is a 4,500 square foot building. If they decided <br />to segment that off and someone wanted to move in there, they would probably have the smallest store in North <br />Olmsted. He said asking about segmenting the building is a good question but with the particular size of this <br />building, he doesn't see it happening. Mr. Rymarczyk pointed out the original plan indicated 4 tenants going in at <br />one time. Mr. Sidlo said he has no knowledge of any other tenants in that building other than Vitamin Shoppe. <br />Mrs. Sergi asked if there is one set of doors, which are on the east side. Mr. Sidlo indicated that is the only <br />entrance for the store. Mr. Kremzar pointed out the doors are marked incorrectly on the plans. Mr. O'Malley said <br />he is curious if the building department would have an opinion on the interpretation of the code in this respect. <br />Last month the Dollar Tree analysis was they have this 400 foot frontage on Lorain and then as you go back it is an <br />L-shaped lot and there is a longer building. And now this month for the Vitamin Shoppe, although it is part of this <br />same L-shaped lot, their portion of the parcel is consistent with the frontage on Lorain. He said perhaps the <br />building department could contradict him if this is wrong, but the calculation under the code based on the Lorain <br />Road frontage sets up very well with where this building is located. In other words, the code and formula as <br />applied to this frontage gives it a fair amount of square footage for its sign. The reason they have a substantial <br />variance is because there are 2 signs instead of 1. Mr. Rymarczyk mentioned that the original notice went out
