<br />wrong. The request for variance 42, a 54.1 square foot variance should be deleted. He said they have an option on <br />this building to go with either the 44 square feet allowed on the front or the 99 where the main entrance is. He said <br />based on using the 99 square feet, it would eliminate variance #2. He could put up a 99 square foot sign on the <br />front of the building and still comply with code, provided he doesn't put one on the side of the building. Mr. <br />Kremzar indicated the board members received the revised variance request. Mrs. Sergi asked if the 395.8 square <br />foot variance for total square footage of signage on the lot includes the Dollar Tree and Babies 'R Us. She wants to <br />know the total for the Vitamin Shoppe. Mr. Maloney commented that the total square footage of both signs <br />together comes to 98.38 square feet. He really is just asking for 1 additional sign on the building. Mrs. Sergi said <br />there are 2 front windows and 2 side windows. She commented that the signs are over the far east window and the <br />far south window, which leads her to believe the building, will be split up. She wondered why the signs are not <br />centered. Mr. Sidlo indicated he can't say what will happen in the futLire. He referred to the drawings. He said <br />there is one delivery door and no extra windows added. That tells him the building will be for Vitamin Shoppe <br />alone. Mrs. Sergi asked about the centering of the windows. Mr. Sidlo said there is an architectural embellishment <br />iu the brickwork that does not lend itself well to having a sign (ocated in that area. Mr. Kremzar mentioned the <br />signs are 2 different sizes. He asked why they are not the same size. Mr. Sidlo replied that it has to do with the <br />elevations. He said the one sign would go on an elevation that is 44 feet. And the other on an elevation that is 99 <br />feet. They were trying to come up with a sign that size wise and architecturally would fit on a frontage of 44 feet <br />and on a side frontage of 99 feet. Mr. Kremzar asked if they can live with a smaller sign. Mr. Sidlo said without <br />the customer there to answer, he can say he will take any recommendation and if it is to come up with some kind of <br />cursory approval, the best he can do is take it back to his customer and then get back to the board. Mr. ICremzar <br />indicated the proposal would have to be tabled then. Mr. Rymarczyk recommended to the board that they deny the <br />second sign and allow one on the front of the building, or the side of the building, at 99 square feet if need be. It <br />would be 30x3 feet across the entire front. He said deny the request for the second wall sign. He pointed out that <br />Speedway right next door is adding to their canopy coming out further and he does not believe the Vitamin Shoppe <br />would have much visibility. Mr. Sidlo said the ingress and egress for the Babies 'R Us Plaza is right next to the <br />east elevation of the Vitamin Shoppe. It separates the shop from the Speedway station. It is also where the <br />eutrance to the Vitamin Shoppe is. There is no main entrance off of Lorain except through that ingress and egress <br />for the plaza. That side wall sign was added because it is the only entrance for the store itself, and secondly the <br />owners want to differentiate between the south elevation where there is no entrance. A sign over the main entrance <br />is where you would expect a sign. Mr. Sidlo reviewed the plans with Mr. Rymarczyk. Mr. Rymarczyk said the <br />sign on the side of the building would be approximately 100 feet off the right of way. The caliopy for the gas <br />station will be 20 feet off the right of way. He believes the majority of the sign will be covered up. 1VIr. Sidlo said <br />from a great distance past the Speedway, coming up toward the Vitamin Shoppe, if someone heads west on Lorain, <br />wllen you are far enough past that canopy, their sign will be visible and the building can be identified. Mr. <br />Ryinarczyk asked if the applicant could work with developers to get a panel on the ground sign already there. Mr. <br />Sidlo said he is not sure that ground sign has a panel available. The last panel may have been promised to the third <br />tenant going into the larger building on the site. The Koppers indicated they agreed with Mr. Rymarczyk. They do <br />not want a sign on the east side of the building. They live on Silverdale and it is very bright right now. Mr. <br />Kremzar said with the concurrence of the board, they should table the proposal. The applicant should come back <br />and should find out if they can go with one sign on the building. Mr. Sidlo asked which sigu they are saying can <br />stay. Mr. Sidlo said he could request 99 square feet on Lorain Road but he is not sure his client will approve that. <br />Mr. Rymarczyk said providing they meet the other requirements of the code, that is, making sure it is down from <br />the top of the roof line, it is in from the side, and not more than 4 feet in height, they could get approved. He added <br />if they come in with 99 on the front of the building, they wouldn't even need a variance. <br />W. Kremzar made a motion to table the proposal. The motion was seconded by N. Sergi and unanimously <br />approved. Proposal Tabled. <br />IV. NEW BUSINESS: <br />V.
