4. A 2-foot variance for height of a detached aarage (code pernuts 15 ft., applicant shows 17 ft.), <br />section (1135.02 (c)(1)). <br />Note: Excess height is to a11ow access to additional storage space on 2nd floor. <br />Which is in violation of Ord. 90-125 sections (1135.02 (d)(2)), (1135.02 (c)(2)), and the carport is to <br />be removed within 60 days of the completion of the garage and downspouts are required. The motion <br />was seconded by T. Kelly and unanimously approved. Variances Granted. <br />12. North Olmsted Collision28415 Lorain Rd.• (WRD-3) <br />Request for variance (1123.12). The proposal consists of a building addition. <br />The following variances are requested: <br />A special permit to add to a non-conforming building (1165.02). <br />1. A 17 foot variance for sideyard setback of building (code requires 50 ft., applicant shows 33 ft.), <br />section (1139.07). 2. A 20 foot variance for sideyard setback of parking (Res.) (code requires 20 ft., applicant shows <br />0), section (1139.07). <br />3. A 10 foot variance for sideyard setback of parking (Comm.) (code requires 10 ft., applicant shows <br />0), section (1139.07). <br />4. A Z-foot variance for access driveways (code requires 18 ft., applicant shows 16 ft.), section <br />(1161.10 (b)). <br />Which is in violation of Ord. 90-125 sections (1165.02), (1139.07), and (1161.10 (b)). Note: This <br />request was tabled at the June 6, 2002 meeting at the request of the applicant. <br />Chairman Maloney called all interested parties forward to review the request. Mr. Mills, the <br />Attorney, Mr. Kovalchuk, the Owner, and Councilman Nasher, came forward to be sworn in and <br />address the request. Mr. Mill reviewed that the first variance is a 17-foot variance for the side of the <br />addition. This site abuts McKenzie Road and the lot is very deep. There will be a 6-foot board on <br />board fence starting about 300 feet in on the east side of the lot and continue to the rear of the lot and <br />then across to the west side of the lot. Variance 2& 3 request is for parking that will be placed along <br />the east side property line. The fourth variance is for the driveway, which is existing. Mr. Kremzar <br />questioned if the forest area in the rear of the lot would be removed. NIr. 1Vlills indicated that the <br />entire area would not be cleared, just an area 33-feet in from the rear property line to accommodate <br />the fence and parkina. Councilman Nashar indicated that North Olmsted Collision Center is a good <br />neighbor and the residents on McKenzie have no objections to their proposal. North Olmsted <br />Collision has been a prosperous business for North Olmsted as shown in the fact that they need to <br />enlarge their building to accommodate the increased workload. Mr. Nashar respectfully requests that <br />the Board grant the variances. Mr. Kovalchuk reiterated that his business is growing and more room <br />is required. <br />W. Kremzar motioned to grant North Olmsted Collision of 28415 Lorain Road their request for <br />variance (1123.12), which consists of a building addition and that the following variances are <br />granted: <br />A special permit to add to a non-conforming building (1165.02). <br />1.
