The proposal consists of erecting a new garage. <br />The following variances are requested: <br />1. A 364 square foot variance for total square feet of accessory structures in rear yard (code permits <br />580 sq. ft., applicant shows 944 sq. ft.), section (1135.02 (d)(2)). <br />2. A 6 foot variance for rear property line setback (code requires 10 ft., applicant shows 4 ft.), section <br />(1135.02 (c)(2)). <br />3. A 1 foot variance for side yard setback (code requires 5 ft., applicant shows 4 ft.), section (1135.02 <br />(c)(2)). <br />4. Mr. Bro.wn, the <br />owner, came forward to be sworn in and address his request. Mr. Brown indicated that when he <br />purchased his home the garage was within code requirements, but now it does not comply too today's <br />codes. He is just replacing the existing garage. Tree roots buckled the garage floor and damaged the <br />structure so he needs to replace the garage. Mr. Kremzar commented that the size of the proposed <br />shed is larger then the existing garage. Mr. Brown indicated that there are four drivers now and they <br />need to park three cars. The neighbors did not voice any objections to his request. The board <br />inembers indicated that they felt the size was too large. Mr. Brown indicated that he has a multitude <br />of lawn tools that need to be stored. Mr. Maloney questioned if the carport would be removed once <br />the garage is built. Mr. Brown answered "yes". Mr. Kremzar felt that the garage should be the same <br />size as the existing garage. Mr. Brown voiced that he would like to have a 24' x 27' garage. Mr. <br />Maloney suggested that would equal 648 square feet. Mr. Maloney commented that the carport <br />would have to be removed within 60 days. Mr. Maloney commented that the variance needed would <br />be 164 square feet. W. Brown commented that the carport is gone once the garage is erected. <br />W. Kremzar motioned to.grant Bruce Brown of 5102 Andrus Ave his request for variance (1123.12), <br />which consists of erecting a new garage and that the following variances are granted as amended: <br />1.
