Hewitt suggested that Mr. Campbell did not discuss his plans with any of the neighbors. <br />Councilman, Nashar indicated that he had received many calls from the neighbors and each of <br />them are against the size of the proposed shed. Councilman Nashar strongly recommended that <br />the board uphold the current zoning codes of the City and allow only a shed, which meets the <br />current zoning codes. Councilman Nashar voiced that he respected the fact that Mr. Campbell <br />would like to expand his work area for his hobby however, the negative impact the size of the <br />proposed shed would have is too much. He suggested that the proposed shed be decreased in size <br />to appease the neighbors and accommodate a work area for the applicant. Mr. Campbell.indicated <br />that the shed would have aluminum siding, windows and the walls wauld be heavily insulated to <br />sound proof the building. Mr. Maloney indicated the board also received a letter from Mr. Sexton <br />who objects to the size of the shed. Mr. Konold questioned what size of a shed the applicant <br />could live with. Mrs. Campbell indicated that her husband owns many tools and needs the <br />requested size. Mr. Hewitt suggested having the work area in the basement or garage. Mrs. <br />Campbell suggested that if the work is done in the garage the sound would offend the neighbors. <br />Mrs. Sergi questioned if the applicant could live with a shed allowed by code. Mr. Rymarczyk <br />indicated that 200-square feEt is the maximum size shed allowed in North Olmsted by code. The <br />applicant is allowed 2% coverage of his backyard, which equals 130=square feet without requiring <br />a vaxiance. Mr. Hewitt appreciates the walls and windows but the windows and doors will be <br />open while the work is taking place. <br />W. Kremzar motioned to grant Timothy Campbell of 29760 Westminster Dr. his request for <br />variance (1123.12), which consists of building a shed and that the following variances be granted: <br />l. A 250 square foot variance for a shed bigger than ordinance allows (code permits 200 sq. ft., <br />applicant shows 450 sq. ft.), section (1135.02 (d)(1)). <br />2. A 320 square foot variance for a shed larger than 2% of rear yard area (code permits 130 sq. <br />ft., applicant shows 450 sq. ft.), section (1135.02 (d)(1)). Note: Existing shed to be removed. <br />VVhich is in violation of Ord. 90-125 section (1135.02 (d)(1)). The motion was seconded by J. <br />Maloney and unanimously denied. Variances Denied. <br />3. Emil M Morad 7r 5536 Columbia Rd.; OyRD 4) <br />Request for variance (1123.12). The proposal consists of erecting a shed. <br />The following variance is requested: <br />1. A 120 square foot variance for erecting a shed laxger than the code allows (code permits 200 <br />square feet, applicant shows 320 square feet), section (1135.02 (d)(1)). <br />Which is in vioIation of Ord. 90-125 section (1135.02 (d)(1)). <br />Chairman Maloney called a11 interested parties ,forward to review their request. Mr. Morad Jr. <br />came forward to be swom in and review his request. 1VIr. Morad indicated that the shed is to be <br />16 feet x 20 feet. I-Es mother recently moved in with him and he needs to sfiore not only his <br />belongings but hers as well. Currently the garage is so full that his cars can not be parked within <br />the garage. There is also a gieen house in the backyard, which he can not use as tlungs are being <br />stored there as well. Mr. Kremzer questioned if the car in the rear. yard was there year round. W. <br />Morad indicated that the car which was usually kept in the garage had to be moved to <br />accommodate his mothers belangings. Mr. Kremzar questioned if the applicant could live with a <br />smaller shed. Mr. Morad indicated that he needed the 16 x 20 shed requested. <br />N. Sergi motioned to grant Emil M.
