2. Bed Bath & Bevond25907 Brookpark Rd;
Request for variance (1123.12). The proposal consists of ground sign.
The following variance is requested:
1. A variance for changing the illumination design of a replacement panel on a non-conforming ground
sign (code permits none, applicant shows one) section (1163.01 (d))
Note: This proposal consists of reflective vinyl letters on a panel. All remaining panels are backlighted as
originally constructed.
Which is in violation of Ord. 90-125 section: (1163.01 (d)).
Mr. Collins of Direct Image Signs, Mr. Chris Scheutzow of Bed, Bath & Beyond, and Ms. Cunningham of
Bed, Bath & Beyond came forward to be sworn in. Mr. Scheutzow said there is currently an existing
pylon light on Brookpark Road with the Home Place logo. They are looking to take a similar panel and
apply it to the existing one. They would use reflective letters rather than the illuminating type. Mr.
Kremzar asked if they would make it the same color. Mr. Scheutzow said it would be exactly the same
color. He said they did their permit for the panel even though they were told that the sign would probably
be replaced within the next year or so. Mr. Rymarczyk said that currently all the signs are routed. He
inquired as to why they would want to put a vinyl panel sign on it. Mr. Scheutzow said they will attach a
panel that will look exactly the same. Mr. Rymarczyk said it really won't look the same aesthetically. He
added they already have a permit to rout it. He said it will be an eye sore compared to what they have
there now. Mr. Kremzar agreed. Mr. Rymarczyk pointed out again they already have the permit to rout
the letters. He said they should go ahead and rout it. Mr. Konold agreed. Mr. Kremzar asked if the
applicants can conform to the way the signs are now. He thinks they will be easier to see. Chairman
Maloney confirmed that since they have a permit, and if they were to put the panel on the way it is now,
they would not need a variance. Mr. Rymarczyk said they are asking for a variance to put the vinyl letter
on in lieu of routing out the sign the way it is. The applicants indicated they will go with the perinit they
already have and go with the routing. Mr. Maloney said they can act on the proposal as it is written and
take a vote on it, or the applicant can withdraw. The applicant asked that they act on it.
Mr. Kremzar made a motion to grant Bed, Bath & Beyond, at 25907 Brookpark Road, the variances
requested. The motion was seconded by Mr. Konold. Roll call on the motion: Kremzar, no; Konold, yes;
Kelly, no; Sergi, no; Maloney, no. Motion failed to pass. Variance Denied.
3. Brian and Mary O'Neill29840 Cambridge Dr•;
Request for variance (1123.12). The proposal consists of a room addition.
The following variance is requested:
1. A 13 feet 2 inch variance for rear yard setback (code requires 50, applicant shows 36' 10
Which is in violation of Ord. 90-125 section (1135.08 (a)).
Brian and Mary O'Neill came forward to be sworn in. Mr. O`Neill indicated they put a patio on the back
of their house, which is 8' x 24', about three years ago. An inspector approved it. They now want to
enclose that space for a three-season room. Mrs. O'Neill said when they put the patio on, they were not
told anything about not being in conformance. There was no further discussion.
Mr. Konold made a motion that the variance requested by the ONeill's on Cambridge Drive be granted as
written. The motion was seconded by Mrs. Sergi and unanimously approved. Variance Granted.
IV. ADJOURNMENT: Chairman Maloney closed the meeting at 7:45 p.m.

Lhai(mqn, John Maloney
Assist. Clerk of Commissions, Annie Kilbane
2
