5. Kensington Court Apt 23303-11 Lorain Road - <br />Request for variance (1123.12). The proposal consist of Ground sign. <br />The following variance is requested: <br />1. A 15 foot variance for side lot setback (code requires 20' applicant shows 5'). <br />Note: The proposed locations Will Not interfere with the required 35.' triangle line of sight for both <br />sides. Drawing shows 6' from center of sign. Remount on the angle will place the end of the sign 5' <br />from the side property line, requiring the 15' variance. - <br />Which is in violation of Ord. 90-125 section (1163.26 (b). <br />Chairman Maloney called all interested parties forward to review their request. Mr. Smith and Mr. <br />Marasiga, representing the sign company, came forward to be sworn in and review the request. Mr. <br />Smith indicated that the owners of Kensington Court Apartments are in the process of upgrading their <br />apartments and would like to place a ground sign on the property for identification. There is not a lot <br />of room on the site for the sign. The ground sign was positioned as far back on the site as possible, <br />but it needs to be seen. The owners would like enough room to landscape around the sign as well. <br />Mr. Maloney commented that he felt the ground sign would be a benefit to the site. Nir. Kremzar <br />questioned the total height of the sign. Mr. 5mith suggested that he was guessing that the total height <br />of the ground sign would be about 6 feet tall from the grade to the top of the sign.. Mr. Rymarczyk <br />confirmed that the plans showed that the over all height would be 6 foot high. <br />J. Konold inotioned to grant Kensina on Court Apartments 23303-11 Lorain Road their request for <br />variance (1123.12). Which consists of a ground sign and that the following variance is granted: <br />l. A 15 foot variance for side lot setback (code requires 20' applicant shows 5'). <br />Note: The proposed locations Will Not interfere with the required 35' triangle line of right for both <br />sides. Which is in violation of Ord. 90-125 section <br />(1163.26 (b). The motion was seconded by W. Kremzar and unanimously approved. Variance <br />Granted. <br />6. Princeton Plaza: 4701 - 63 Great Northern Blvd.: <br />Request for variance (1123.12). The proposal consists of a ground sign. <br />The Following variances are requested: <br />1. A 3.5 foot variance for installing a ground sign closer to the right of way than permitted, (code <br />requires 5 ft., applicant shows 1.5 ft.) section, (1163.26 (b)). <br />2. A variance for an additional ground sign on property. <br />(Code permits 1, applicant shows 2) section, (1163.26 (a)). <br />Note: 1. Sign will actually be no closer than 2.5 ft. from the inside of sidewalk edge, which will be <br />1.5 ft. from right of way. 2. Proposed ground sign will replace recently demolished pole sign. <br />Which is in violation of Ord. 90-125 section, (1163.26 (a)) and (1163.26 (b)). <br />Chairman Maloney called all interested parties forward to review their request. Mr. Lakota, <br />representing the Sign Company, came forward to be sworn in and address the request. Mr. Lakota <br />suggested that the existing banks sign, is a pole sign, and will remain. That is why a variance for a <br />second ground sign is required. Mr. Maloney suggested that they would need to put some type of <br />poles to protect the sign as cars could hit the sign. No further comments were made. W. Kremzar motioned to grant Princeton Plaza of 4701 - 63 Crreat Northern Blvd their request for <br />variance (1123.12). Which consists of a ground sign and that the following variances be granted: <br />l. A 3.5 foot variance for installing a ground sign closer to the right of way than permitted, (code <br />requires 5 ft., applicant shows 1.5 ft.) section, (1163.26 (b)). <br />2. A variance for an additional ground sign on property. <br />5
