inspection. Mr. Spalding asked Mr. Rymarczyk for the current parking requirements. Mr. <br />George said his original drawings were for 19 spots. Mr. Spalding said he believes there is a real <br />traffic problem at that corner. Mr. Rymarczyk said they currently require 24 spots. Mr. Spalding <br />said he believes it is a real traffic hazard there. Mr. George said it always has been, even when <br />he put up the building in 1985. Mr. 5palding suggested having the traffic engineer take a look at <br />it from the standpoint of the traffic flow at that location. He said there is an entrance in and out <br />in two spots there. Mr. George said when the plan was originally reviewed it was fine. The <br />board pointed out that was too long ago and it should be looked at. Mr. Koeth said one of the big <br />concerns is that it is right by the body shop and detailing shop. He asked where the cars for the <br />body shop currently park. Mr. George said they are all in the rear of the building. Mr. Koeth <br />asked where the employees will park. Mr. George responded they will park in the rear. He <br />added there is a lot more space in the back. Mr. Koeth said there are 11 spaces on the plan. He <br />pointed out there are body shop vehicles as well as cars there for detailing. He asked how many - <br />employees there will be for the restaurant. Mr. George indicated he is not certain yet. He said <br />perhaps 3 or 4 people. Mr. Koeth said that is a problem in terms of where the cars will all be <br />parked and where the employees will park. He said with adding the restaurant that is a problem, <br />given what he already has and the number of spaces he will need. Mrs. O'Rourke asked if they <br />will be sharing the parking in the back with the detail shop. Mr. George said that was correct. <br />He said most of the cars for detailing come in and go out in the same day. The body shop deal <br />with cars that are in for repair that go into the building immediately. The only thing that lingers <br />day to day is due to the employees. Mr. Lasko pointed out he drives along Lorain Road and the <br />front lot is jammed whenever he goes by it. The front lot is so crammed now that there would be <br />a problem with putting in a restaurant as well. Mrs. O'Rourke said they really do not have 45 <br />spaces exclusively for the restaurant at this point. Mr. Rymarczyk indicated they are required to <br />have 29 for the restaurant. Mrs. O'Rourke said then they have 45 available and some of those <br />will be shared with the body shop. Mr. Rymarczyk confirmed that. Mr. George said he is trying <br />to keep all of the automotive parking in the back so it frees up the entire front lot. Mrs. <br />O'Rourke asked if Pepper Joe's is a chain. Mr. George indicated it is the beginning of a chain. <br />There is another location on, W. 11_7t', Mr. Koeth expressed that another concern is with the <br />body shop and the detailing, and the paint and the fumes. He asked if they have obtained any <br />permits. Mr. Milloy said there is a one-hour rated ceiling between the body shop horizontally. <br />There is already a 3-hour wall, a total of a 3-hour separation. Mr. Koeth said that would need to <br />be reflected in the.plans. Mr. Milloy said the plans are a construction document, which would be <br />submitted to the building department. The building department is not going to give.a certificate <br />of occupancy until they have health department approval. He added that will happen when they <br />submit a set of building/construction documents to the city. Mr. Koeth asked if they have <br />already done some preliminary work as far as talking to the health department to see if it is <br />alright to be next to a detailing shop with gasoline, oil, and fumes. Mr. Margulies indicated they <br />did an OBBC code review and it allows the mix of those two occupancies as long as you have <br />the proper separations. Mr. Hreha asked for clarification on the type of review they did. Mr. <br />Margulies said OBBC is the Ohio Basic Building Code. Mr. Milloy said the OBBC governs all <br />building code in the state of Ohio. Mr. Rymarczyk pointed out it is now the Ohio Building Code <br />(OBC). Mr. Spalding asked if the 2-hour wall and 3-hour wall refers to the wall between the two <br />structures. Mr. Milloy said it is both horizontal and vertical between the two structures. Mr. <br />Spalding asked if that wall has to be continued all the way around the perimeter of the building <br />because of adjacent property owners. Mr. Milloy indicated it is just between the two uses. Mr. <br />Koeth asked for the location of the dumpster for the restaurant. Mr. George said there is a 6 yard <br />duinpster there now that sits in the rear of the property. Mr. Koeth asked if it would service the <br />entire building. Mr. George indicated it would. Mr. Koeth asked to have that reflected in the <br />plans. Mr. Deichmann asked to make a point of clarification on the rating of exterior walls. He <br />4
