<br />9 <br />patrons. Therefore, additional parking spaces are required. Mr. Rymarczyk indicated that the <br />parking variance is more of a seasonal variance. <br />W. Spalding motioned to send Cafe Stratos of 23642 Lorain Road, to the Board of Zoning Appeals <br />with a recommendation that the variances required be granted as written. Furthermore, the deck <br />addition added to the exterior of the building is approved as submitted. C. Allan seconded the <br />motion, which was unanimously approved. Motion Carried. <br />2. Shell Fueling Station23385 Lorain Road: <br />Proposal consist of re-coloring the building, altering building roof and re-signing the site. Partial <br />variances were granted for freestanding signs. Canopy signs and illuminated band granted for <br />canopy pending Planning Commission approval. Signs on structure will require a variance. Note: <br />This proposal was tabled at the June 11, 2002 Planning Commission meeting. <br />Acting Chairman Spalding called all interested parties forward to review the proposal. Mr. <br />Reiman, the attorney for True North, Mr. Dzwonczyk and Mr. Flury with 7GD Associates <br />Engineers, came forward to review the proposal. Mr. Reiman commented that at the last meeting <br />Planning Commission suggested brick be used to match the surrounding sites and tie the building <br />and pump station together. Mr. Dzwonczyk indicated that True North is the owner of the site, and <br />hired his firm to bring the new Shell image (RVI) approved for this site, and the one on Great <br />Northern Blvd., before the Planning Commission. True North has been very cooperative with the <br />City regarding relinquishing land for Clague Road widening. The Board of Zoning Appeals <br />approved the sites signage earlier this year. At the last meeting, a color scheme was submitted to <br />the Planning Commission and concerns were voiced regarding the variety of colors slated to be <br />used. Since the last meeting, Mr. Reiman and he met with the Building Department to work out <br />the best solution. What was agreed upon at the meeting was to reface the building fagade in brick, <br />as well as the canopy columns, to tie the two structures together. To tie the structures closer <br />together, a yellow and red band has been placed around the entire parapet of the True North <br />building. The cariopy over the entrance of the building wiYl have the True North logo, which has <br />incorporated the yellow Shell color into the crest. Mrs. O'Rourke questioned what would be <br />illuminated on the site. Mr. Dzwonczyk indicated that none of the bands would be illuminated. <br />Mr. Spalding questioned if the HVAC systems will be shielded on all four sides. Mr. Dzwonczyk <br />answered "yes". Mr. Spalding indicated that he was glad the applicant worked with the Building <br />Department, as the new color combinations are a big improvement. Mr. Lasko indicated that his <br />question would be jumping ahead of the order of the agenda to item 4 which is a comparable <br />proposal submitted by JGD Associates regarding a similar station located at 25199 Lorain Road. <br />Mr. Lasko questioned if these plans will bring each of these stations, which are at two separate <br />locations within the City, into comparable parameters. In terms of the style, architecture, facing, <br />and all other items discussed at the previous meeting as well as this meeting tonight. Mr. <br />Dzwonczyk answered "yes". However, there are distinctions between the two sites, which will be <br />addressed later. This site is a True North station and the other is a dealer site, which is run by <br />Senator 7eff Armbruster. That site will receive a different treatment because of his station being <br />Shell only. There will be no green color used on Senator Armbrusters station. Mr. Lasko <br />questioned what the differences would be between the two stations in as much as appearances. <br />NIr. Dzwonczyk indicated that since the Great Northern and Lorain site is a true Shell site, it will <br />receive the Shell color scheme. The canopies are similar, but the building will be a white color <br />with the Shell color scheme. Brick does not surround the nature of the site at Great Northern and <br />Lorain, therefore brick is not called for. Mr. Reiman commented that the Clague and Lorain site is <br />owned and operated by True North. The Great Northern Shell (gas station) is owned and operated <br />by the dealer.
