ROLL CALL: <br />Chairman; Koeth called the meeting to order at 7:40 p.m. <br />PRESENT: Chairman; Koeth, Board members; W. Spalding, C. Allan and T. Hreha <br />ABSENT: Board members; K. O'Rourke, J. Lasko and S. Asseff. <br />ALSO PRESENT: Assistant Law Director; B. 0'Malley, Assistant Building Commissioner, T. <br />Rymarczyk, City Engineer; P. Deichmann and Clerk of Commissions; D. Rote. <br />II. REVIEW AND CORRECTION OF MII%?UTES: The Planning Commission minutes dated May 28, <br />2002 have been submitted for approval. <br />R. Koeth motioned to approve the May 28, 2002 Planning Commission minutes as submitted. The <br />motion was seconded by C. Allan and unanimously,approved. <br />Chairman Koeth announced that there are only four Planning Commission members present and it <br />takes four affirmative votes for a proposal to be approved. He indicated that if one member voted <br />aaainst a proposal it would be tabled until the next regularly scheduled Planning Commission meeting. <br />Chairman Koeth questioned if any of the applicants wished to have their proposal tabled. No <br />applicants wished to be tabled. <br />III. BUII.DING DEPARTMENT REQUESTS: <br />1. Cafe Stratos; 23642 Lorain Road: <br />Proposal consists of deck addition to the exterior of the structure. A variance will be required for <br />parking, as there is insufficient parking to support the structure now and seating has been added to the <br />deck and rear of building. <br />Chairman Koeth called all interested parties forward to review the proposal. As no one came forward <br />to represent Cafe Stratos, the Chairman indicated that the Board would table the proposal. <br />R. Koeth motioned to table Cafe Stratos until the next regularly scheduled meeting. The motion was <br />seconded by W. Spalding and unanimously approved. Proposal Tabled. <br />2. Shell Fueling Station• 23385 Lorain Road: <br />Proposal consist of re-coloring the building, altering building roof and re-signing the site. Partial <br />variances were granted for freestanding sians. Canopy signs and illuminated band granted for canopy <br />pending Planning Commission approval. Signs on structure will require a variance. <br />Chairman Koeth called all interested parties forward to review the proposal. Mr. Reiman, the attorney <br />for the applicants, Mr. Eavenson and Mr. Flury, the engineers for the applicants, came forward to <br />review the proposal. Mr. Reiman suggested that although it is a Shell Gas Station, it is a True North <br />Gas Station. This means True North, the owners, will also be running the gas stations. They would <br />like the approval to reface the existing station on Clague and Lorain Road to the True North corporate <br />colors. Mr. Eavenson and Mr. Flury presented photos to the Board Members so they could see the <br />proposed colors. A concern that was expressed when the proposal was submitted, as a minor change <br />was how the air conditioning units would be shielded from view. There will be a parapet with the <br />True North logo that will screen the HVAC system from site. The satellite dish will be visible but no <br />other systems will be seen. The True North image is throughout Ohio and the color used is green. <br />However, the canopy for the gas pumps will be yellow and red and be partially lit. Mr. Reiman <br />suggested that they had an example of the lit canopy for the Board to view. Mr. Koeth questioned <br />what type of lighting would be on the canopy. Mr. Eavenson suggested that the light in the canopy <br />would be backlit to accent the canopy. Mr. O'Malley informed the Commissioners that the Board of <br />Zoning Appeals reviewed the sign package and granted the applicants many variances. IVIr.
