it would be a good idea for the entire area to be rezoned to Motor Service District. The City may <br />want to look at this area as a whole in the future. Mr. Spalding questioned the other uses suggested <br />in the definition of the Motor Service District i.e. Hotel, Restaurants and Banking Machines and <br />questioned if the applicant would be using any of the other definitions. Mr. Gareau clarified that <br />his client's request is only to expand the soccer fields and hold conventions or trade shows. Mr. <br />Gareau suggested that the reason he included the additional usage's was to generate ideas with <br />respect to what would be permitted uses. The Planning Commission could add anything they want <br />to the definition of use. Mr. Gareau suggested that he prepared an example ordinance for the board <br />to review. The clerk indicated that the board members did not have the sample ordinance, as her <br />office had not received a copy of such an ordinance. Mr. Spalding indicated that the board would <br />need to get a copy of the proposed ordinance and have the applicant return to the next meeting. Mr. <br />Gareau indicated that they would be happy to return and allow the board members time to review <br />the documents. Mr. Beyer a neighbor questioned if his property could be included in the rezoning <br />as the current zoning of his property is stagnant. They have developers contact them regarding their <br />property but the zoning is not what they are looking for. With all this property next to the highway, <br />you would think that it would not take long to develop but it is undeveloped and has been for 20 <br />years. Mr. Sudmac indicated that he approved of what Mr. Schmidt has done in the area and he <br />would like the neighbors to have the same opportunity to be included in the rezoning. However, he <br />would like to look further into the Motor Service District definitions. Mrs. Byron voiced that she <br />was concerned that if the parcel is rezoned the residential property across the street would have <br />problems due to an increase in traffic. Mr. Spalding indicated that the property across the street <br />was indeed Light Industry not Residential. Mr. Gareau reviewed that under Industrial zoning <br />Residential is not a permitted use. Although it is a concern that there are private homes here, you <br />would think it would be used to its highest capacity, which is Light Industry. The City of North <br />Olmsted may want to look at rezoning the entire area. <br />W. Spalding motioned to table Dale & Sheila Schmidt: Rezoning and Redefinition of Zoning for <br />PP# 234-08-001: Which consists of two parts: <br />(a). Requests that the property that is identified as 31515 Lorain Road (pp# 234-08-001) (6.6644 <br />acres) be re-zoned from Limited Industry-Industrial Park to Motorist Service District. The location <br />is on the south side of Lorain Road approximately 200 feet east of the Lorain County Line. <br />(b). Requests that the definition of Motorist Service District Zoning (City Ord. 1139.02) be <br />amended and updated to permit various new uses including recreational and sports facilities: retail <br />printing, telecommunications and wireless services: convention facilities: and drive-in banking <br />facilities.
