CORRECTION OF MINUTES: <br />No items. <br />III. BUII,DIlNG DEPARTMENT REQLTESTS: <br />Halleen KIA;parcels #232-10-025 232-10-024: and 232-10-023. <br />Proposal consists of renovation of the existing three-(3) buildings and automobile storage. <br />Note: Board of Zoning Appeals granted a Use Variance 10/4/01 as well as 7 additional variances on <br />12/6/01. This proposal was tabled at the 11/13/01, 12/11/01 & 1/8/02 Planning Commission <br />meetings. " <br />Mr. Koeth asked the representative ofHalleen KIA to come forward. Mr. Pat Farrell came forward <br />and said he thought plans were submitted for the January 8t" meeting and he apologized for the error <br />in not submitting the plans before. He indicated the board inembers should now have the site plan <br />for the parcels in question. Mr. Farrell said he spoke to Councilman Limpert. Mr. Limpert had <br />expressed the concerns the residents have brought to his attention and have brought to the <br />commission in the past. Mr. Farrell said he hopes the commission would take into consideration the <br />changes that have been made in the plans. He pointed out the first cliange is the extension of the <br />mound along Dewey Road. There originally had been a request for an entrance into the dealership <br />off of Dewey Rd. The residents voiced great concern due to the additional traffic they would expect <br />so they extended the mound southward toward Lorain Rd. across. what would have been the <br />entrance off of Dewey. Another major concern the commission had is the lighting of this particular <br />lot. The original plans called for lighting with poles at 17, 15' and 12'. They have reduced the <br />height of those poles to 15', 10', and 10' with a 2' concrete base. They also extricated a number of <br />lights off the front Lorain property line because residents did not want so many luminaries on the <br />poles closest to Dewey, and they, changed those lights from a 3 light pole to a 2 light pole, thereby <br />eliminating some of the lighting concerns that have been expressed in prior meetings. Regarding <br />the mound, their plans call for the same types of trees and shrubbery to be placed there. _ They have <br />a 6' high mound with 6' high evergreens and a number of shrubs interfacing with tihose evergreens <br />in order to make it more aesthetically pleasing for the residents. He understands there have been <br />discussions about erecting a 6' high wood woven fence on that same mound. He, said in the event <br />they would do that, it would effect the landscaping they have proposed iri prior plans because the <br />evergreens would not fit on that mound on either side of the fence because it does not allow them <br />the area to grow. Mr. Farrell indicated Mr. Parsons, a lighting expert, was present. Mr. Parsons <br />was also in attendance a year ago in September and he appeared again in November of 2001 and
