Koeth motioned to table Halleen KIA; parcels #232-10-025, 232-10-024, and 232-10-023 <br />Which, consists of renovation of the existing three-(3) buildings and automobile storage. The plans <br />are to be submitted to the Building department the Friday prior to the January 22, 2001 Planning <br />Commission meeting. He understands that it is Mr. Farrell's first time before the board however <br />the Planning Commission has requested information for the last three meetings and they have yet to <br />receive the proper information. Furthermore, if the plans are not received showing landscaping, <br />irrigation, lighting and the rest of the items requested by Planning Commission by the next meeting <br />this proposal will not move forward. Note: Mr. Farrell requested to have the board clarify the <br />lighting concerns the Planning Commission had. Mr. Koeth indicated that the board would address <br />lighting at the next meeting and requested that the applicant bring the lighting expert with them to <br />address the board. Mr. Farrell suggested that he did not want his clients to have to continually have <br />to submit updated architectural plans for bushes and trees. Mr. Koeth remarked that not only was it <br />important for the Planning Commission but it was also important to the residents along Dewy Road <br />to see what is going to be in place. He suggested that the applicant review the minutes of the <br />meetings they attended and look at what was requested. The motion was seconded by W. Spalding <br />and unanimously approved. Motion carried. <br />3. Tops Markets: 26666 Brookpark Rd Ext. <br />1Vlinor revisions to retail building previously approved by Planning Commission. Reconfiguration <br />& reduce retail as well as reconfiguring parking layout. <br />Acting Chairman Koeth called all interested parties forward to review the proposal. Mr. Cossel, <br />with Visconsi Companies came forward to review the proposal. The overall development of this <br />site has been approved however, the owner would like to move the retail building. The retail <br />building will be attached to the southwest corner of the Top's building. The building will be 13,300 <br />square feet, which will allow the owner to configure the interior, in a manor that would make the <br />building marketable. There will be a contiguous sidewalk around the retail building as well as the <br />Top's supermarket. Landscape beds will be added to the west side of the building and two <br />additional trees will be added to the area. The changes that are being requested will not have a <br />negative impact on the Top's building. Mrs. O'Rourke questioned if the plans showed six (6) retail <br />shops in the new building. Mr. Cossel confirmed that there would be six (6) retail shops. Mr. <br />Spalding questioned where the entrances would be located. Mr. Cossel indicated that there would <br />be two to the south end and four will face east. The building and parking elevations previously <br />approved were discussed. The new retail building will have a pop up on the southeast corner as <br />well as the southwest corner to match Top's fagade. There will be storefront systems, awnings, and <br />an E.I.F. S sign band facing Brookpark Extension. The owner believes that the change will actually <br />improve the over all appearance of the site. Mr. Asseff questioned the color of the awnings. Mr. <br />Schmitz the architect presented a color sample which showed the awning color to be Champaign. <br />W. Spalding questioned if the awning could be expanded across the south side. Mr. Schmitz <br />suggested that the awnings were only used to identify the entrance of each retailer. Mr. Asseff <br />questioned if any variances would be required. Mr. Rymarczyk commented "no" not only are they <br />adding additional parking they reduced the square footage of the building. Mr. Millison a resident <br />questioned how many stores would be added to the site. W. Cossel indicated that there would be <br />six (6) reta.il shops available. W. Millison questioned what type of retail would be in the building <br />as he is concerned with additional trucks making deliveries. W. Cossel suggested that the type of <br />retail that will be in the building would not require semi-truck deliveries. Councilman Limpert <br />suggested that he felt the change would enhance the southern exposure of the building. He <br />C?
