Musial <br />City of North Olmsted <br />5200 Dover Center Road <br />North Olmsted, OH 44070 <br />Deaz Mayor Musial: <br />In response to the inquiry from members of the City Planning Commission and local residents, we <br />at Carnegie Management and Development Corporation pledge to fully comply with all of the <br />statutes, ordinances and applicable rules and regularions of the City of North Olmsted, the County <br />of Cuyahoga and the State of Ohio as each may be applicable to our development. Moreover, as <br />requested by the City, we are hereby stating that it is our intention to be committed in our current <br />development plan to address each of the following points, which we are offering in the spirit of <br />cooperation: <br />1. v44fftexEko limit access to Brookpark Road in accordance with access management <br />standards and the recommendations of the traffic analyst; prohibit access to Columbia, <br />Mitchell, Westview & Lamont. 2. W44atm&to limit development on the site to buildings as shown; no additional phases or <br />buildings will be added to this site. <br />3. W&-i,?,to construct the entire mixture of uses in one phase. <br />4. AV44-,,.a to increase buffers to 100 feet as shown on the plan. <br />5, to add 8 foot mounding and 8 foot fencing as shown on the plan. <br />6. ?:'P..iaten4- to provide for the natlual buffer to remain and to be improved by protecting <br />mature trees, trimming deadwood, and installing required drainage. <br />7. W-e-Wofi&to mask the building massing of the Target building as shown on the preliminary <br />concept by breaking up the elevations with different heights and depths and by installing <br />roofline elements and building materials that vary the look from a solid wall. <br />8. r?,,,. „? ? •» rPfl an+ t1P?? ++? ??.?,;ll consh uct architectural features on the southerly <br />elevation of all buildings, within the variance limits for height, to create the lifestyle look of <br />the original rendering. <br />9. The Company will provide reasonable and required funds for a traffic engineer to conduct an <br />independent tc ?Study at our expense under 1149.04 (h) to evaluate traffic impacts. <br />10. The Company ro?de a tree survey to locate mature trees for preservation or removal. <br />11.
